The Blossom Hotel and Suite is proposed to be a nine-story structure that will include a six-level enclosed parking garage. The site is three blocks south of the MD Anderson Mid Campus Building 1 at the corner of South Braeswood Boulevard and Bertner Avenue. Houston Planning Commission is being asked to allow the partial replatting of an existing single family restricted subdivision into an unrestricted reserve. This property falls within the ordinance governing the Medical Center; this allows for mixed use development in residential areas."As a MAC (Major Activity Center), the city encourages development with a mix of land uses, street patterns and non-residential development. It is intended to replay just the lots necessary to meet developmental and space requirements," the department staff report said. The proposed hotel boundaries are Lehall Street, Bertner and St. Agnes Street. Access to the hotel would be from St. Agnes, about 150 feet from the nearest neighborhing townhouse. It is also east of, but does not reach Fannin Street. "The hotel will be a state of the art facility, serving the needs of the Medical Center, and aesthetically complimentary to its surroundings. The hotel will be built to serve adjoining large scale projects, such as the hospital and related medical buildings," the staff report said. "On the block the hotel is to be located on, seven townhouses, an auto body shop and a medical supply center remain. The development will actually lift a large portion of the block up to the standards of the rest of the new, ongoing medical center development." In justifying recommendation of the project, department staff said that if the variance is granted, it will allow the development of a large budget hotel site servicing the Medical Center across what is now mostly unimproved lands, adding, "the owners of the remaining subdivision lot--the house is vacant and unoccupied--have not been locatable, with all attempts at purchase by representatives of the hotel meeting in dead ends." 2 Quote Link to comment Share on other sites More sharing options...

Since then, the project has morphed and grown and finally reached the construction phase. Zhejiang Blossom Tourism Group Houston LLC chose a location centrally located to serve the many surrounding hospitals and clinics. It was originally envisioned as a budget hotel with an adjacent six-level parking structure. The working title in 2015 was Blossom Hotel and Suite, but the name has since changed to Blossom Hotel Medical Center, 7118 Bertner Ave. According to state records, the project originally had an estimated cost of $30.7 million. The price tag has gone up and so has everything else. Zhejiang Blossom Tourism Group Houston LLC is not known for land development, and has not released an explanation for the design changes. It may be that news of the Texas Medical Center's intention to invest $1.5 billion into a new campus that is directly across Bertner Avenue from their property inspired the developer to re-think and upgrade. In any case, the architectural documents are complete and subcontractors have until May 15 to submit bids on a project that will be going to construction sometime this summer. The project is expected to take 18 months to complete.' At a recalculated cost of about $94.7 million, this is now a 16-story hotel that faces Bertner Avenue. It will have an adjacent eight-level parking garage along LeHall Street with capacity for 269 vehicles. Access into and out of the parking garage will be from Bertner Avenue and Saint Agnes Street. The hotel is positioned toward the southeast corner of the property at Bertner and St. Agnes, and will include meeting rooms, private dining and other amenities. There will be 265 guest rooms. Screwston Posted July 11, 2018 Share Posted July 11, 2018 (edited) I will take a wild guess, based off of no personal knowledge of the job at all and no access to any files whatsoever, that the floor breakdown is the following: Garage 1 (21 cars) - Hotel 1 Garage 2 ( 29 cars) - Hotel 1M Garage 3 (34 cars) - Hotel 2 Garage 4 (35 cars) - Hotel 2 Garage 5 (37 cars) - Hotel 2M Garage 6 (37 cars) - Hotel 3 Garage 7 (36 cars) - Hotel 3M Garage 8 (37 cars) - Hotel 4 Hotel 5 Hotel 6 Hotel 7 Hotel 8 Hotel 9 Hotel 10 Hotel 11 Hotel 12 Hotel 13 Hotel Roof It's an 8 story parking structure (counting the roof) built into a 13 story hotel (not counting the roof). Level 1 is the lobby, lounge and retail. Level 1M is accessible by stair & service elevator for retail, security, electrical and mechanical rooms. Level 2 has the main kitchen with a dining hall and private dining. Level 2M is for employees only and is offices, storage, housekeeping and maintenence. Level 3 has a couple of ballrooms, some meeting rooms, and a business center. Level 3M is for the VIP employees with more offices, reception and chairman's office. Level 4 has about 20 guest rooms. Levels 5 thru 11 have about 30 guest rooms per floor. Lucky level 13 has the pool along with the fitness center, about 15 guest rooms and 5 massage rooms. The protected portions of the roof is home to some boilers, the emergency generator and some elevator equipment.
