This will be a a great addition to the skyline but what’s with the ceiling of 47-48 stories? 

The ceiling is that 36-37 office floors (on top of 10-11 parking levels) is the maximum you can build with 3 elevator banks without going to a sky lobby setup (which no tenant wants).  Hence ~50 stories is the maximum you’ll see for a long time.

They have already lease 367,000 square feet to Hines (moving their HQ here) and V&E. The total building is 1,000,000 square feet so that's pretty good.

The circular space at the base of the lobby looks as though it could be used for a restaurant.  From the larger view renderings, it appears as though it will be catty-corner from Jones Hall.  I think this would make for a very cool addition to the options for the theater district if it could be opened up on weekends.  Downtown's no longer just for the lunch crowd.

An elliptical space tentatively being called the Urban Pavilion will face Jones Hall at the corner of Texas and Milam and be used as a gathering place that Hines managing director Philip Croker describes as a “high-end coffee bar by morning, wine bar by evening, and event space as needed.”

WOW what a gorgeous tower !  Can't wait to see it go up along with that nice residential tower just to the north appearing in the renderings, to take shape.  Although, not to rain on anyone's parade, I just wish it were about 30 stories higher :)  But, I'll take it and most Houstonians will love it no doubt.  Way to go Hines !

however if you’re Hines and are planning three skyscrapers like the two recently completed and this one coming out of the ground, why not build a large 100-story building instead of three smaller ones? 

 

Im ignorant to this sort of shop talk.

Interesting.  But Hines' 61-story Salesforce Tower claims "direct express elevator service to all floors".
