Cosmopolitan: Condominium High-Rise At 1600 Post Oak Blvd.

Hmm... the condo will look funny alongside the Four Leaf Towers.

And, as usual, another school zoning post (even though not too many people in condos have kids to begin with)...

Anyone know what the price range is on the Cosmopolitan? I looked at the website, but couldn't find anything.

Er....nevermind....I called the office and, of the two floorplans I'm interested, one is sold out and there are only two available of my other favorite--both in the 600K range, with a $600 a monthly fee. :mellow:

You see, there's a philosophy by some that virtually any and every highrise tower, be it residential or commercial, should be built in the "center" of the city. In Houston, this causes quite a bit of frustration for people who adhere to this philosophy. I imagine they're often ill-tempered as a result.

In either case, the Uptown/Post Oak/Galleria area is a no brainer for more upscale highrise construction. The location has established itself. The money is there. The amenities are there. I'd be an utter nut to not acknowledge the benefits that a developer would reap if he were to plan and construct a highrise residential tower in this area of the city.

Doesn't mean that DT does have the potential either, but the bottom line, repeated over and over again within the market, is that DT is more speculative, and with speculative projects, it's probably a better idea to make price an inticement rather than a potential obstacle for your potential customer.

The Cosmopolitan would be a high-risk development in the DT of today.

i was wondering if you had ever sold/leased a property for someone else other than yourself, because in reading your posts it stands out that you don't seem to have any real sales experience. sorry, but it really does seem like this to me.

The thing that bugs me about this building is the presence of the parking garage at the bottom next to Post Oak Blvd. I would hope a building like this would embrace a pedestrian environment with retail at the bottom. Instead, it is a mass of concrete...

Oh well, still happy to see it going up.

Oh well, still happy to see it going up.

The Renderings hide the parking lot, and by putting it at the bottom make the tower taller...

anyone have an idea of:

1) how much the 1700-1800 sq units will cost?

2) how long the commute will be during traffic to downtown chase tower?

The commute wouldn't be long. You could take Memorial to 610, using the feeder road to Post Oak Blvd. Would be fairly short.

not sure if anyone really knows cost. i personally worked on some of the floor plans at my old job and know that they were starting off at around 300/sq ft. you might want to go to the sales trailor, it's on post oak. or give them a call here is the website that contains the contact info.

actually i heard 300 dollars per sq foot is right

yeah, it actually comes out about the same. but then i hear that it starts off at 350 so not too sure. just pass by their office, nice ppl...plus u can look at the model they have on display :) do u plan on purchasing this for u?? u wouldn't happen to know peeps at the montebello would u??
