If the developer wants/needs more to go on this 21-acre site than just a few mid- to large big box stores, stacking in some form seems logical especially if there is a multifamily or other component planned. Just to compare--property acreage of nearby large retail:

  • Targets - 9.2, 13.5, 9.3 acres; 
  • Wal-Marts - 15.9, 16.0 acres; 
  • Home Depots - 10.5, 9.6; 
  • Lowes - 12.7, 12.5; 
  • Academy - 5.1
  • Kohls - 4.2
  • Costco/LA Fitness stack - 13.6
  • REI/Academy/Michaels/Petco/DSW mix at Voss/Westheimer - 18.2
  • Sam's Club - 15.8, 14.0

This 2.75 acre site sits between Tarkett and Target, and is catty corner from the missing segment of Summer that would connect the two areas. A connector road between the south side of Target and the north side of Kroger would go through this plot. It'd be a great spot for residential.

In addition, two vertical power centers—a concept that has never been done in this market—are in pre-development in Midtown and the Washington Avenue/Heights area.

Any chance this double decker big box strip center will have a garage or just even more surface parking?

Just a double decker? We need more floors.

and of course there will be a parking garage, a floor for each box

We can dream. But the expanse of the Tarkett plot seems incongruous with such a multi-level center, which was plopped onto 5.5 acres in a very dense part of DC (and right next to a subway station). You could fit four of those into Tarkett if you forgo the typical Houston salt flat of parking. 

 

 
I don't live to far from this DCUSA. It's three levels and there is a parking garage. On the first level is Modell's, Marshalls, and Payless. On the second floor is Target, Best Buy, and Bed Bath and Beyond. On the third level is a Washington Sport's Club. Right across the street are apartments to the left and across the street and there is more retail on the first floor of both apartment buildings. There's many more retail stores in this area right under the the Target like a Ihop, Chick-Fil-A, etc. It's an extremely popular area of DC and it is always packed. Just a mere 3 minute walk is a little square in front of another apartment with retail on the bottom. Across the street from the apartment is Giant grocery store.

I think it will still have strip mall aspects to it but with a twist, I suppose. I am still so hoping we get a movie theatre here.

I've always been surprised by the desire for another movie theater. I feel like i can drive 10 minutes in any direction and hit one.  I guess other people go to the movies more than i thought and far more than me, haha.

That's what I've been saying. This site is so massive it's impressive they are even considering a two story retail development. I think people need to still keep expectations for this site low though even with a double decker retail complex.... this will still be Katyville-like.

 

Do you guys really expect anything different from Gulf Coast Commercial? I think a lot of people still need to lower their expectations for this site.

What did anyone expect? Katyville isn't ready to support that kind of density. Give it two or three decades.
