In early December, the longtime owners of an L-shaped group of parcelsspanning the entire north side of the Washington Ave block between Birdsall and Malone — along with an adjoining “L” around the corner facing Birdsall (see map above) — sold the whole thing to a developer out of Dallas operating under the name of a partnership calling itself OSF Washington. Among the other entities linked to the buyers:Vintala Partners, which has developed apartments in the past. Also on the block and going away: the Premo’s Grocery building at 5702 Washington. The old structures were demolished about 2 weeks ago, and construction workers have already dug a hole. This stretch of Washington looks very different compared to a few years ago. The older buildings with high HOA fees often include all utilities. Be sure you are not comparing apples to oranges. The expensive ones have high taxes. Heavy concrete foundations are being set and there is a large crane section on site. This appears to be the beginning of a mid-rise apt or something even taller. Can't find any info online. Spoke with one of the foremen on the site earlier in the week and while he didn't have much detail, he said it was going to be seven stories and the paperwork said "self storage." Couldn't be more disappointed for this high visibility site on the west end of Washington. It makes sense with all the apartment construction (and recently completed apartments) within a short distance, but this is a definite NIMBY development. No wonder their has been so little word on what was happening here. Hope I'm wrong on this one! InTheLoopFromNYC Posted February 28, 2016 Share Posted February 28, 2016 Looks like this has topped out. The last floor tapers from the Washington Ave elevation rearward to the north. Also, no new rebar for columns going higher. That makes this seven stories, including the double height first floor. Looks like a good portion of the first floor will be open with a driveway/parking like you see at other storage places with an enclosed two story space towards the rear. The bracing for cladding is going up on that rear space as well as the lower exterior walls. Glad it's not going any higher!
