Synergism or competition with TMC3?  The CHRON references to Kendall Square in Cambridge, Mass. and Mission Bay in San Francisco are lifted directly from the TMC3 playbook.  An amalgam of life science clusters from 288 to the TMC would be a beautiful thing, and it’s going to take massive CRE Life Sciences investments, in addition to TMC3, for Houston to rise by leaps and bounds in the U.S. Life Science cluster rankings (JLL, CBRE, etc.).  Thoughts?

^^^ this ULTRA LAVISH medical development is starting to resemble a LUXURY RESORT to some degree.  every newer rendering/concept... seems to become more and more posh and luxuriously detailed.  the WOW FACTOR here is off the charts...

^^^ my goodness, does anyone know at this point... just how many floors this 764 unit behemoth of a hotel is going to be?  i did not realize that it was going to be this large... WOW!

^^^ well, heck, while we are on the topic per se, could this prospective TMC3 hospitality development possibly become houston's next RITZ CARLTON HOTEL and RESIDENCES?  anything is possible... right?

That's one seriously fancy-pants hotel.

 

354 residential and 410 hotel rooms, how tall is this going to be? Buildings with that many residential units seem to end up at least 30-40 stories and then with the hotel rooms...

It appears that Texas A&M Board of Regents will be discussing their $109M TMC3 Biomedical Research Building, the nearly complete $87M En/Health Building renovation and the $401M private development TAMU Health Plaza at the upcoming August 20, 2020 meeting (see p250).  We’ll learn more during the 4:45p CT session (live stream and agenda below).  I’ll gladly share any information that I can gather on the aforementioned projects from attending the standing/special committee reports presentations.

TMC3 Development Corporation, TX -- Moody's assigns Aa1 to TMC3 Development Corporation's (TX) 2020 lease revenue bonds (TAMUS); outlook stable

USE OF PROCEEDS

The proceeds will be used to construct, improve and equip the System's leasehold interest in the shared Collaborative Building on the TMC3 BioResearch Campus and to pay the costs of issuance.

Texas Medical Center, TX -- Moody's assigns A1 to Texas Medical Center, TX's Series 2020 A&B; outlook stable


USE OF PROCEEDS

Proceeds from the Series 2020A bonds are expected to be used to pay a portion of the site development costs associated with the TMC3 campus and costs of issuance. Proceeds from the Series 2020B bonds will be used to pay TMC's share of a collaborative research building, underground parking including capitalized interest and costs of issuance.

On one of the pods, they mentioned they run the largest parking lot and the biggest transportation from a parking lot to the workplace in North America. This is supposed to curb some of that, I can't imagine that is sustainable for the type of growth they have in mind. Also, parking in/around the med center is/was getting expensive for alot of health practices and their employees.
