(ARE) executive chairman Joel Marcus likened the current state of Houston commercial life science to that of NYC 20 years ago. “Houston's a little like New York used to be. Maybe it's the closest because they have multiple institutions. They do have a location now in Texas Medical Center which they're trying to coalesce around those institutions. The reality though is in Houston right now, there are not many scientists or academicians or political people who have any experience in translating science. And you really need that. I mean, the Bob Langers of the world out of MIT. Literally none of those exist in Houston. Houston's got world-class clinical, that's really their thing. But there are no rock star scientists in the sense of not many Nobel Prize winners or people like that. That doesn't mean there couldn't be over the next generation. And there's almost no risk capital. Even though there's oil, that industry's taking it on the chin. And there's very little management and talent that you can hire. So Houston would still be extremely early on, where New York was 20 years ago.” In the company’s recent Q4 earnings call, an analyst’s question on rumored Texas market entry yielded the following response from Mr. Marcus: “And I think the final market you asked about was Texas. So for a variety of legal reasons, I can't say anything until the first quarter, and we'll talk about that. But much like New York, when we started in New York, we really spent before we opened the Alexandria Center for Life Science in 2010, we had started an effort in New York back in 2001 as part of Sandy Wild's effort to bring commercial life science to New York City, where none literally existed. And I would say the same is true of Texas. Literally, no real presence of commercial life science down there today, but our intent is to create a market and really bring early-stage commercial life science to Texas, much like we did in New York. So with that, hopefully, long-winded answer.” Connecting the dots, one would surmise that ARE is likely preparing to enter the Houston life sciences CRE arena. Whether this would be through participation in currently emerging campuses (TMC3, Levit Green) or through a new build is purely speculative at present — technically, geographic placement within the state is less than certain as well. Regardless, ARE’s Lone Star moves signal a desire from a major player to get in early and shape the Texas commercial biosciences ecosystem. Might all underground garages on the campus (TMC3CB, IB1, BCM(x2), A&M, IB2, IB4, & IB3) share a common traversable parking level or does the construction to date suggest otherwise? The clear beneficiary imo is the Museum District with it's immediate access to Hermann Park, adjacent to one of the nations best cluster of art/cultural institutions, and a growing number of great restaurants. It seems more land has been trading in the area as of late, so perhaps developers are positioning for an influx in demand. I bet it'll spill over 288 into the Third Ward as well as more affordable housing is sought. The future X Co. apartments, whatever Related Group is going to build, Museo Plaza high rise and the high rise apartments connected to TMC3. Museum Park neighborhood, Devonshire Place neighborhood, Central City subdivision and western Third Ward -- all stand to benefit from an influx of life sciences campuses and businesses into the greater Texas Medical Center. hindesky Posted February 28, 2022 Share Posted February 28, 2022 (edited) That is a really big crane to put up a tower crane, that size of crane makes me think it's going to be lifting precast concrete structures for either a parking garage or for a building. I guess it could put up the tower crane while it's on site but to build a crane that size it makes me think it's going to be there a while. Edit: The fact that it's on crawler tracks means it will be moving around, most AT cranes sit in one optimal spot to erect a tower crane. It takes too much time and manpower to erect and disassemble an AT crane and they can't move once assembled. A who’s who of city officials and prominent leaders of the local medical industry gathered March 22 to celebrate the topping out of what will become the first multi-institutional research facility in the Texas Medical Center’s 76-year history. The 250,000-square-foot TMC3 Collaborative Building is being built as a joint effort among the Texas Medical Center, the University of Texas MD Anderson Cancer Center, Texas A&M University Health Science Center and the University of Texas Health Science Center at Houston. “The topping out of the TMC3 Collaborative Building marks an integral milestone in the future of life science research and innovation and reflects an unprecedented commitment to collaboration among the four founding institutions,” said William McKeon, president and CEO of TMC. “The lifesaving research and technologies that will come out of this building will truly revolutionize health care.” The TMC3 Collaborative Building is designed to foster innovation and maximize collaboration among the founding institutions, as well as with academic, health care and private industry partners. A key feature of the building is a 43,000-square-foot research lab shared by MD Anderson, Texas A&M Health and UT Health Houston. In addition to the joint research lab, the building will include a total of 85,000 square feet of lab and office/coworking space, 14,200 square feet to host strategic initiatives and a 7,000-square-foot atrium that can seat up to 500 people for lectures, weekly programming and informal events. “It is extraordinary to see the TMC3 life sciences ecosystem emerging from a former parking lot to now completing the structure of the TMC3 Collaborative Building,” said Dr. Peter W.T. Pisters, president of MD Anderson. “This remarkable facility will serve as a hub for the next generation of innovators who will be advancing cutting-edge research, collaborating as teams from the academic medical community and industry, and forging the next great discovery to end cancer. The opportunities are endless.” The TMC3 Collaborative Building was designed by Boston-based Elkus Manfredi Architects, and Houston-based Vaughn Construction is serving as general contractor. The Collaborative Building broke ground in January 2021. It is scheduled to be “substantially completed” by August 2023, said Trent Williams, director of capital projects and facilities for the TMC. During his remarks at the topping-out ceremony, Houston Mayor Sylvester Turner said the TMC3 Collaborative Building will further accelerate the kinds of research that have made the Texas Medical Center a globally recognized powerhouse of innovation. “When we travel around the world, one thing that is always mentioned is the Texas Medical Center, which is the finest research community in the world,” Turner said. “It truly has made Houston a standout on the global stage.” Turner also noted that the planned 37-acre TMC3 research campus — of which the Collaborative Building is a part — promises to create 22,000 new jobs and provide a $4.8 billion economic impact to the city. TMC3 will also include industry and institutional research buildings, a 521-room hotel, a 350-unit residential tower, a mixed-use building with retail and 18.7 acres of public space, including six parks linked in a double helix and 2,000 parking spots. Construction is also well underway on a 700,000-square-foot building being developed by Boston-based Beacon Capital Partners and life science investment firm Braidwell, which will be the anchor facility for the first phase of TMC3. Additionally, the first phase also includes the development of the site's massive rainwater detention infrastructure. We have a bunch of drone operators on here, but it still doesn't beat a shot from a plane or a helicopter.
