That side of downtown has a decent amount of park area, but you have few choices of where to eat between the light rail and toyota center right before a game. I can see him developing a multi-use entertainment district here...and surely another hotel. I even see him integrating Toyota Center into it in some way. That area already has Discovery Green and Root Park. The Downtown District, Central Houston, and the city are looking for up to a block, but more like a half or quarter block for the southern end of downtown for a pocket park, in an area which could use some incentive to get those vacant lots developed and start creating a revenue stream for them, in taxes and growth. I agree. And even if I don't particularly care for the facade, at least someone is building a condo building downtown, rather than more rental apartments. While that site has tunnel connectivity, I don't think the lots in front of Toyota Center are significantly worse. Maybe $200-$300psf?
