Good news for the Crescent.

Last week, Brunello Cucinelli and Canadian Governor General, David Johnston, were both at the Crescent.

A few weeks before, Escada's Creative Director, Daniel Wingate, and Joseph Altuzarra were at the Crescent.

I wonder to whom Rosewood will sell the property.

A landmark Dallas hotel is about to change hands. Look for big changes by the new owners.

Designed by famed architect Philip Johnson, the Crescent Court Hotel includes meeting space, a luxury spa, swimming pool and several restaurants.

Crescent Real Estate officials declined to discuss the pending hotel sale but said a formal announcement would be made after the transaction is completed.

Crescent Real Estate developed and owns the Ritz-Carlton Hotel across the street from the Crescent complex. And Crescent is developing the new McKinney & Olive office and retail project that opens in Uptown this summer.

A year after announcing more than $40 million in renovations, downtown Dallas landmark The Adolphus Hotel is entering its final phase of improvements.

Real estate private equity firm Rockbridge Capital, which owns The Adolphus, said Tuesday the final stage of the hotel’s facelift will include improvements to the lobby and new public spaces, restaurants and retail concepts.

Among the changes is a “complete reimagining” of the hotel’s restaurant The French Room, Rockbridge said. The eatery will have an updated menu, a new bar and a salon featuring art by Texas artists.

Other renovations planned for the final stage include:

  • The re-introduction of the lobby bar and Tea at the Adolphus, a street-side coffee shop
  • A Meditterranean bistro
  • A 5,000-square-foot luxury spa and salon with treatment rooms, relaxation lounges and a fitness facility
  • Renovations to the hotel’s 19th-floor ballroom, bringing the hotel’s total meeting space to 27,000 square feet
  • “Unique retail offerings” from local artisans

Most of the work is slated to be complete in early 2017, with the spa and salon opening this summer.

“The Adolphus has been an essential part of the Dallas community for over 100 years and we are excited to reenergize the property while celebrating its history, architecture, and European roots,” Rockbridge CEO Jim Merkel said in a prepared statement.

Constructed in 1912, the property has accommodated celebrities including Queen Elizabeth II, Oscar de la Renta, Babe Ruth and several U.S. presidents.

Hope the Big D gets a supertall or two one day.

That would be nice.

However, imagine if a 1000' supertall were divided into three separate buildings, thus adding vibrancy and density to the respective neighborhood.

In the near future, Uptown, Victory Park, LoMac, Harwood, West Village and Turtle Creek will run out of lots to develop, thus driving developers to increase the height of proposed buildings to offset higher land prices.

I predict Dallas will get a new tallest building within the next fifteen years.

New apartment tower east of downtown Dallas will include Tom Thumb grocery store
Steve Brown
June 15, 2016

A new grocery store and apartment tower planned on downtown Dallas’ near east side will bring Uptown-style development to the neighborhood.

North Carolina-based Greystar Real Estate Partners will build the 10-story high-rise at Live Oak and Texas streets, a block from DART’s commuter rail line.

A full-service Tom Thumb supermarket will be on the ground floor of the new building, which is part of Greystar’s City Lights development.

Quote

“We think that the grocery store could serve as an anchor tenant to bring other retail to the area,” Sparks said. “It will serve the east side of downtown, Deep Ellum and the Baylor hospital district.”

Quote

The Tom Thumb – which will have its entrance at the corner of Live Oak and Texas – will be served by an underground parking garage.

There will be 365 apartments above the grocer, with a separate garage.

Two large terraces for the apartment residents will overlook Live Oak and have views of downtown.

Quote

Sparks said Greystar plans to break ground on the project later this year and will deliver the building in 2018.

How $36M of TIF funds will shape Beck's $4B Dallas Midtown vision
Candace Carlisle
June 15, 2016

Next week could be big for the Beck family, as the city's economic development committee and the Dallas city council vote on $36 million of tax increment financing funds for the initial phase of the family's $4 billion Dallas Midtown mixed-use development.

Quote

This is precisely what the economic development committee and city council members have put in place, which is we will front the money to build public infrastructure and get a rebate on taxes back to pay for that infrastructure," Scott Beck, who is overseeing the development on behalf of Beck Ventures, told the Dallas Business Journal.

"I would be shocked if it didn't pass," he added.

Quote

Beck has been working alongside Hillwood Urban on that group's plans to build a multi-tenant office building and couldn't be more pleased with the developer's plans.

"We are waiting with bated breath for next week to get over this hurdle and take us to the next step," Beck said. "We've got to get these pieces done before the fun stuff can begin bringing in retailers, office users and all those things."
