There’s a sign up in front of the former dentist’s office and bridal shop structure at 3327 and 3331 D’Amico St.,tucked into the northern edge of the Villas at River Oaks (formerly Rincon) apartments on Dunlavy St. just south of Allen Pkwy. Sugar Land homebuilder Christopher Sims bought the properties in April; a logo for his Sims Luxury Builders, along with one for the probable architect, theMirador Group, appear on a sign that went up on the 20,192-sq.-ft. lot last week, advertising a new midrise building named Riva at the Park. A website for the new development greets mailing-list signups with breezy copy touting the development’s location and appliances, but no description or rendering of what’s planned.

The last rendering on the page makes the views look like they're 12 floors up. They will still be nice though. I really like these little projects that add density inside the loop.

 

Yeah someone got a little goofy with photoshop it seems. Pretty common that those types of mistakes are made actually.

I didn't see any without windows -- some had transom windows, is that what you mean?

3 out of the 5 floor plans have a secondary bedroom on the interior of the building, without windows. You can get away with it as long as you provide natural ventilation and illumination - the latter of which is typically done with skinny transom windows over the kitchen or other living space. Either way, those rooms always suck.

Wonder why? The smaller scale? Location? I could see not wanting to have 500 neighbors, 25 is better. Seems to fit a nice little building where you know everyone and look out for each other...hmm...

we need more condos... apartment construction should slow while condos should go up... maybe

On a nearby site along D'Amico Street near Allen Parkway, construction will begin this summer on a 29-unit building called Riva at the Park.

 

Units in the 10-story building are sold out, said Chris Sims, president of developer Sims Luxury Builders, which announced the project last year.

Breaks ground today!

 

 

Sugar Land-based Sims Luxury Builders will break ground on its first condominium project on Aug. 14. Riva at the Park, located at 3331 D’Amico St. near Allen Parkway and Dunlavy Street, will be a 10-story, 29-unit high-rise overlooking Buffalo Bayou Park, one mile west of the downtown Central Business District.The project, first announced in September, was originally slated to be a seven-story building with 22 units, but CEO Chris Sims changed his plans a few months later when the condos sold faster than he anticipated. The new floor plans range from 2,350 to 3,600 square feet and were priced from $800,000 to $1.6 million as of December. All units have been sold, and the high-rise is expected to be completed next summer.
