The Vision

Integrating the man-made with the natural. It’s a challenge to link the two in a way this is not disruptive to existing space and allows for growth and development. The goal should always be to design a natural extension of the environment, developing in a natural way that truly fits with the city and its surroundings.

The plan was prepared for Hines Development to provide a vision for a 14-acre site in West Houston. The site has a natural beauty, being part of the edge of Houston’s signature open space, Memorial Park. Developing links with the park is a centerpiece of the design concept, which encompasses approximately 1.8 million square feet of mixed-use development.

The Vision includes extending the natural setting of Memorial Park into the site. An organic and natural setting on the edge of the park gradually transitions into more formal settings to integrate the scheme with its various surroundings in the neighborhood context. A curving boulevard and a lineal park are part of the framework around the multiple addresses on which the building program will be sited. The vision includes using the park and the topographical changes of the Buffalo Bayou tributary to make a unique environment for the hotel conference center, a key element of the program.

I like the renderings, at least the detailed ones for the low-rise buildings.  Also like the idea of having a greenbelt that connects to the bayou.

 

As for the location ... I guess I don't have a complaint, but it does seem that the east side of Post Oak Lane seems to have an ongoing identity crisis.  I.e., will it completely transition from being an area of old large-lot estates into a helter-skelter of patio homes, office buildings, restaurants, mid-rise apartments, or what?  I feel qualified to comment on this because I can see the ongoing hodgepodge of development from my office.  Originally, all that land continued to be pine & oak forest even after the estate homes were built.  However, as redevelopment makes it more dense, the forest is disappearing fast.  So, from above, it's starting to look like a big hole in the landscape that's getting packed full of buildings.

 

I don't have a problem with mixing different elements.  However ... if I had spent beaucoup bucks on a high-end patio home in a "nice" neighborhood, I'd be pretty upset if the lot next door were developed into a multi-story parking garage with florescent lights shining through my bedroom window all night long.

True, but the model is just crude foam, nothing detailed.

I am not an architect, so I can't say for sure, but with that kind of model I'd think it's more conceptual...at this point.

 

This.  Model doesn't really bring any legitimacy to the design.  It is cool to look at though and the project would be something totally new for Houston.  I think adding some color to it would make it more appealing but that's probably due to my ADD.  I start to lose focus as soon..........oh look a shiny thing

This is agenda item #151. I wasn't sure to create a thread on this until watching the Planning Commission meeting. There's one nearby homeowner who speaks, saying the project has grown in size and suggest that it will "tower over" the surrounding neighborhoods. Anyone know more about this?
