Talked with a guy who seemed to know about the lack of progress on this building. He said it was water/sewer related issues with the city but they were working on it and the building would be finished in a few more weeks. Workers were in a trench in front of the building doing what appeared to be plumbing related work.

The Houston-based developer recently unveiled Oaks on Caroline, a six-story, 28-unit midrise condo at 4820 Caroline Street. The concrete building, nestled among several 100-year-old oak trees, is within walking distance to Hermann Park and nearby museums. Click through the slideshow to tour the condos.



Oaks on Caroline offers one- and two-bedroom units featuring Bosch appliances, washer and dryer, quartz countertops, floor-to-ceiling windows, private balconies and wine chillers in select units. Prices for the units range between $300,000 and $700,000. The first units are expected to be completed in mid-May.

The building features few common amenities to keep HOA maintenance fees low, said Nancy Almodovar, president of Nan & Co. Properties, an affiliate of Christie’s International Real Estate.

The Houston-based brokerage has sold two units and has three pending sales since becoming the exclusive listing agent for Oaks on Caroline in March. Buyers have ranged from doctors working in the nearby Texas Medical Center to empty nesters downsizing from the suburbs, Almodovar said.

“This is attractive to people who don’t want a million-dollar condo, but still want a lock-and-leave lifestyle and condo in the Museum District,” Almodovar said.

Oaks on Caroline is Urban Flats Builder’s first new development in Houston. The developer — founded in 2014 by David Antoniono — is planning several midrise apartments across the Bayou City, including Oaks on Caroline’s sister condos, Ridge on Caroline (4802 Caroline St.) and Park on Caroline (4810 Caroline St.), as well as Museum Flats at 5717 Almeda.
