Holden Heights: Multifamily At 525 W. 24th St.

This is planned by the same developer of the Axis apartments.

CHAIN-LINK FENCING has gone up around the warehouse buildings at 2401 Nicholson St. in the Heights, a reader reports. There’s a total 139,126 sq. ft. of building space on the large alley-divided block surrounded by Nicholson, 24th, 25th, and Lawrence St., on 3.6 acres. JLB Partners doesn’t appear to have announced the new apartment building it’s planning for the site, but its builders received a couple of permits for a parking garage and an apartment building at 525 W. 24th St. late last year. And a TCEQ notice for the construction — identified as the Heights Block 39 Apartments, at 525 W. 25th St. — has gone up at the site as well. The block is catty-corner to the cleared National Flame & Forge site on the other side of Nicholson.

Heard a few weeks ago that the property had sold and noticed that activity at the warehouses had stopped.  But it looks like they are moving pretty quickly to get this one started.  Possibly trying to get theirs on the market at our around the same time as TC's on Yale.  With the substantial hike on property taxes on commercial real estate in the Heights, there is going to be a big turnover in old commercial property in the next few years.  Too expensive to stay and pay the taxes.  Too much money to be made by selling.

2401 Nicholson would be zoned to: Helms Elementary, Hamilton Middle, and Reagan High

 

I wonder how gentrification is affecting the three schools and whether this apartment will play a role in gentrifying them

This is an interesting location for a large multifamily development, IMO.  Its going to be an apartment complex with no major road access in the middle of a sea of single family (though admittedly a sea of pretty dense large townhomes)?

Yeah, but it's only one block to Shepherd.

I originally posted in the Heights forum.  Why merger it out of the Heights forum into the going up forum?  I do not see it as being a duplicate if it spans two different forums that have a different focus.  A lot of people who frequent the neighborhood forums will rarely look at other forums on HAIF.

Meanwhile, JLB Partners continues to build in Houston. Its next project — an unnamed four-story, 282-unit apartment complex in the Heights — is slated to open in the fourth quarter of 2015. JLB Partners is the general contractor. Wallace Garcia Wilson Architects Inc. is the architect.

 

“We’re excited about our new project,” Johnston said. “It’s in a well-established historic area that’s redeveloping.”
