What a disaster other than the student housing I guess. We had a great opportunity to build dense with no parking requirements. None of these parcels have any infrastructure for pedestrians, just cars.

The developments in Houston have been very abysmal honestly. Most major sites are being developed as either HUGE gas stations or strip centers with a sea of parking facing the street. The only thing Houston has really done is remove parking mandate in midtown and create market based parking in EADO, while the majority of Houston is left exactly the same.

That's why I don't get why the developer of this project couldn't have used better judgement in the layout and use of the land. If the goal is 2030 to remove all parking mins, then that's too long. I say no later than 2025, and I'm being kind.

Houston is like those old cartoons where the background repeats every few seconds.

There’s a scene in the Big Bang theory where they’re in “Houston” driving and it’s the same background on a loop behind them.

And it abuts Cullen, which is tolerble north of 45, but probably the most bike-friendly street in the city south of 45, now that the reconstruction is (functionally) complete.

There's also protected bike lanes on both sides of Cullen north of 45 as well! The student housing across this development on Cullen was also made very pedestrian friendly (all parking is in the back). This part of town (specifically north of i45) is already ideal for pedestrians/ cyclist; narrower streets, smaller/older setbacks, smaller developments/lots in general. The is also becoming even more walkable/ dense/ bike-able. Cullen was cut down to 2 lanes to include bike lanes (from 4), Scott is only 4 lanes with a rail running in between, Leeland was cut down to 2 lanes to include bike lanes (from 4). 

Let's hope rest of the development somehow makes up for this.

Oh I have used them. They're just a little debris-ridden. But solid width. They feel safe.

Coog's Crossing is a new retail and mixed-use development from Lovett Commercial. It's located at 3895 Gulf Freeway (3895 Gulf Fwy) and 4001 Gulf Freeway (4001 Gulf Fwy.)



Located on the site of the former Finger Furniture flagship store... the new facility will replace Shipley's existing headquarters on N. Main St... the two-story building will centralize making doughs that supply the company's 300-plus locations as well as provide office space for 130 employees. 

The facility will also be home to a flagship doughnut shop with an interior drive-thru that will provide customers will a behind-the-scene's look at the facility's operations.

Coog's Crossing will occupy the 4001 Gulf Fwy parcel that includes 3895 Gulf Fwy and 4001 Gulf Fwy. It's the former site of Finger Furniture.

I think someone posted that the Shipley development is no longer happening.
