Now if the McNair development at Post Oak and Richmond can get started...

I talked with someone who works for the McNair corporation and he said it is still definitely a go on the project. However he said they will have to modify the design slightly because of the land they had to sell to the city for the widening of Post Oak. Also when the hell is Post Oak going to be finished? I looks like its been 90% done for months now.

Awesome!

Also, less land = higher buildings, right? 🤞

Especially since the work was supposed to be done by Nov 2018, then December 2018 then they said Early 2019 whatever that means...

I am ready for it to be done as well since I am on it every single day at one point!

For any infrastructure project you typically finish the less intrusive portions. It looks 90% done because they did exactly this. The trouble child will be the intersection of Post Oak/Westheimer. This part is going to be a nightmare. Post Oak/ Richmond will also be a headache. Its been going along at a pretty good clip though. Landscaping also moves pretty fast, but its less noticeable because its putting things under and on the ground rather than building up, so it just looks like nothing is getting done, but believe me they are moving at a pretty good pace. Transportation projects almost never finish on schedule. This is typical.

Pierce Elevated bonus, remember?

Its an incredibly tough job to do both estimating/scheduling, so I never envy the work a GC has to perform. They do the best they can with knowledge thats ever changing. Its not an exact science. I've never seen a job that is complete exactly when it plans to be completed. Just the nature of the business. Ultimately, these kinds of challenges (knowing that something is going to run off schedule) is if its worth the cost and headaches. The Pierce Elevated/ Rebuild will be an monumental effort both financially and sanity, but when we really look at it, what will the end product be? If its worth it then you put up and shut up and build away. Same with the Post Oak Rebuild. Same for ANY project. Is it worth it....yes....well then put up and shut up and carry on.

I'm really failing to understand how the BRT is going to work. It looks like, at least northbound on Post Oak at the San Felipe intersection, the bus lane will be sharing the second left turning lane onto San Felipe with regular traffic. I thought the BRT was supposed to be completely separated with signal priority? There are also other points along the route that make it seem like the bus lane and the regular traffic lanes will merge. If so, this is going to be a total cluster

Yeah I am confused by all that as well... It looks to be a one lane situation at one point...I cant remember exactly where...maybe it was at Guilford Ct that i noticed that? or the next block...

but yep, we shall see how many crazy people get hit once it's done!

I have no idea what is going on with that piece of land, but that seems like a low bar for "eyesore".

Sounds like Monarch/gclass...

I've been wondering if they are one in the same.

On the topic at hand, I think this will be a fantastic building to anchor this side of the blvd with Williams Tower doing so on the other side.

How long ago was it that all we ever got was negative thoughts about Houston's planning or lack of zoning.

Isn't it nice to now be regarded as having this kind of potential.

It just goes to show you what can be done when the right people make some big decisions.

I'm really excited about this project and hope it will spur more ell planned public realm projects that make our lives more enjoyable!

My thoughts exactly. Now what we need is some high rise development on the east side of Post Oak, seems like the majority is on the west side.

Is there gonna be parking out front like the Whole Foods across the street?

It doesn't look like it on the render. The site is also super, super tiny. I'd be surprised if they had much of any space left over for more than a few outside of the building spots.

Just wanted to bring back the amazing renderings as posted by Urbannizer!

#COSMOWHO?!

😂

Was thinking how it would help if a rendering was pegged at the top of every page on these developments. Wouldn’t have to be multiple renderings just 1.

Pardon my ignorance, but is there an actual rendering for said high-rise?  A 40 floor building is costly, and presumably the developers needed a rendering for/to assist selling this to their lenders (much less the public).

I’ve seen the SketchUp model, but surely that was not the actual rendered building?!?

Check out the developer's website, the rendering that has been posted several times on this thread appears next to the project "Aspire Post Oak":

Of course!  Thanks!

i knew there was something.  I think I’m crossing my Uptown 40 floor building streams?!??  Seems there’s one tower with 40 floors and a SketchUp massing model that’s just not really sophisticated.  Same property that Monarch -aka- G-Class (?) assumes/is hopeful for a future W Hotel.
