Well that one group of people were trying to stop it already and a few live in the Cosmo

 

I'm sure the developers of Cosmo had to of known that they weren't going to be the lone ranger for very long. I am sure that they did their homework and made sure to tell each new tenant that views aren't guaranteed for the duration of the lease agreement.

The Coso are condos, so it doesn't really matter if the developers knew. It's up to each individual owner to do their own due diligence before buying.

Well, you see, Al Jaffee's original design called for a giant fly to be squashed onto the side of the building... :P

 

I wasn't an architect when I first saw that cartoon; I believe I was still in junior high. As a current architect though, with my fair share of experience in the field, it is one of the funniest cartoons I have ever seen. Sometimes the poor contractor builds exactly what the architect drew and then gets blamed for not knowing better.  :blush:

1670 Post Oak: An agreement with Lynd Development to build a 40-story, 350-unit high-rise multifamily building above ground-floor retail. AmREIT would retain ownership of the land, 1.58 acres at the northwest corner of San Felipe and Post Oak Boulevard now known as the Courtyard at Post Oak. It would lease the land to the Lynd venture and also own an interest in the retail, parking garage and multi-family portion. The project cost is estimated at $146 million, and construction could begin within the next year.

It is a good to see they have a partner for this development. I suspect the "construction could begin" suggests this development will wait until some of the other highrises have been completed and at least somewhat leased out. 

 

This will be a nice addition to the Uptown Skyline when developed--although that may be a few years out.

Well, I'll take a number of 40-story developments. Five years ago, 40 stories would have had a real "wow" factor. Today, we've become spoiled and numb to them. The good news is that, after some of these (e.g. this tower, Hanover River Oaks, Market Square Tower), it just might take a 60-story development to get the same pop.

That's great news. I was sitting at that traffic light yesterday, and can't believe how much it has changed this year. That will be a high profile location. I hope they do a handsome design.

Too bad txDot has screwed up the bus transit lane etc. The area really needs it.

Well, it's not in the "15 month" category, so that suggests it's higher up the priority list.

That said, this town is spitting out 40-story proposals right and left. I'm waiting for the first one that goes 60 stories.

They were taking down the signage for Parvizian Rugs this morning. I know Lynd backed out months ago so who knows what it means but it was interesting to see.

 

aannnnnd now they're looking for a tenant to take over the retail space where Verizon was. Guessing this site will not be redeveloped anytime soon.

Could the demand exist for very high end condos in a tall, skinny tower similar to what's going up in New York? Think an average of fewer than one unit per floor. The shape of this parcel is peculiar and a tall-skinny that would require less parking might get the job done if any demand could be drummed up.

Since it is next to a Randall Davis, will he buy it and try and tie it to his other one? A little Charles E. Smith Crystal City of buildings owned by one guy.

The space is larger than the Cosmo lot. You could easily fit a Cosmo oriented East-West on the parcel which would minimize 'view destruction' for the Cosmo. Whatever is planned there I'm sure the Cosmo will end up suing. Between this and the current BRT suit, those guys will be shelling out some major coin.

That site plan is an enormous waste of space. Do they really need that driveway like that? Yuck. Its also not exactly an inspired design. Then again this looks very conceptual and I hope this one stays that way.

Interesting that the site plan on their website only has one tenant listed, the rug store. Did the others already expire and move out? Maybe they're planning on moving forward?

 

Another question is, wasn't that old rendering with Amreit before they were bought out? It's likely Eden (Amreit buyer) will have their own ideas, plan and rendering.

Sounds like Dinerstein is now the developer for this site?

Is there a rendering for the Dinnerstein project, and are we talking about Post Oak Blvd. and San Felipe. If so then this is

right in front of Randall Davis's first high rise on Post Oak? I'm sorry but I'm just trying to clarify which Post Oak were

talking about.

Not one available yet. I believe it's indeed the site in front of The Cosmopolitan as the article refers to the NW corner of Post Oak & San Felipe. That or the shopping center next to it. NW corner of Post Oak Lane/San Felipe is where the Four Leaf towers sit.

Dinerstein Cos. has tied up the northwest corner of San Felipe and Post Oak. Nothing has been announced officially, but Dinerstein’s concept is a 30-story mixed-use project with two levels of retail.
 
Dinerstein paid dearly for the tract, which is less than two acres. Word on the street is the price was $305 per square foot or more than $20 million, just for the land.

While this project is still on the down low, we know that Dinerstein is planning a new project at the northwest corner of Post Oak and San Felipe. TRC Capital Partners CEO Steve Lerner tells us the multifamily community will have 30k SF of retail. According to Reality News Report, the project is a 30-story mixed-use tower with two levels of retail and the less than two-acre site was acquired for a pretty penny at $20M. We’re waiting on an official announcement from Dinerstein with all the juicy details.
