Maybe the real estate analyst that predicted Post Oak Blvd would become the grandest boulevard in America was on to something.

This design seems like an excellent 2007 period piece. I like it, but it doesn't feel super contemporary. The saving grace is the treatment of the ground floor and parking podium, which would not have happened like this anywhere in Texas in 2007.

 

Also - is this the first development that emphatically states that Post Oak Blvd. will be walkable? BLVD Place came close but chickened out and put in a row of parking.

Still no ruling on the motion for rehearing at SCOTX. Summer recess should be done soon, though, and some rulings may come out in September.

Add to that the McNair development at Richmond and that skyline is going to be amazing.

Not really in feel. 

Too much car traffic.

Maybe if they ever get the Post Oak and University line running; continuous spacious side walks on both sides and well landscape.

 

Otherwise it will be nice to gaze upon from a far but not so pleasant to be out on.

 

Clean up Main street square, throw in some stores and restaurants and it will easily feel better than Post Oak. I know we all love Architecture on here but the most beautifully frosted cake may still taste like crap.

Concerning the Blvd project if it is executed as planned and including the Post oak line then yeah. Otherwise the buildings alone does not justify calling it The best BLVD.

Transit streets and "type A" street changes to Chapter 42 amendments went in place in 2009 that should, over time, result in positive results. You can't forcibly change that which already exists, but future development--which no doubt will be forthcoming en masse once the transit line is up and running--will change the streetscape in a pedestrian friendly way.

 

All of that surface parking on Post Oak Blvd should be looked upon as a blank canvas patiently awaiting an artist's brush strokes.

Considering this is an urban area destined for highrises, the Cosmo residents have very little to complaint about their view being blocked. This is a very accompanying design.

No that must be a future building for the site where the Rice grocery store once stood. The rendering is too accurate on the other buildings like the Bilitton.

I’ve heard the uptown apartment market has gotten crushed in recent months. It’ll be interesting to see who gets their funding to develop these ambitious projects.

I do not.  FWIW, I just saw a report this morning that apartment rents market-wide are projected to increase 4.5% in the next year.

Uptown's occupancy rates is right at the market average; it doesn't seem to be hurting.

Beautiful building if they stick to the renderings. Will add to Uptown.  Waiting to see what happens to the empty lot across BLVD place/Hanover towers. That lot almost begs for a high rise.
