SkyHouse River Oaks

Someone mentioned this in the development thread, and I can confirm this will be going up. Official announcement and construction will begin this quarter, didn't get the exact location.

I wonder why they chose River Oaks over uptown? Im not opposed to it, in fact I'm looking forward to watching a couple high rises rise simultaneously in river oaks (2229 San Felipe and this one), it just seems like uptown is by far the more popular destination, with access (at least it will have access in the near future) to mass transit.

So where do people think this one is going? San Felipe as well, near 2229 and the Huntington? Or on Kirby or Westheimer? Either way I don't see much available property without them tearing down an existing home or business first.

Is it going to look like the one downtown? I hope they at least change the appearance.

As far as I know there are only two Skyhouse designs.. The one built in downtown with the boxy roof, and the one Austin and Dallas are getting with the airplane hangar roof. It would be refreshing to get a different design but I doubt Novaire bothers coming up with a fresh new design for River Oaks.

River Oaks is often used broadly when developers/business owners name things... Could be anywhere north of 59, south of the Bayou, and west of Dunlavy.

^^ Ya know that's right!  Wasn't the River Oaks Oppostion foretelling of Highrises up and down Shepherd, in some type of visual?  What if?

Any ideas where this might go? "River Oaks" can mean just about anything. I've been told this will be a replica of the 25-story one Downtown, so they'll need quite a bit of space.

There is actually three different roof-top designs now, this is another SkyHouse u/c in Atlanta.

Oh cool, I hadn't seen that one before. Interesting they chose to go with green instead of blue like the other two versions.

Yep, high rises lining San Felipe and Shepherd... Maybe one of these properties is where Skyhouse will go..

honestly i hope this one ends up on kirby and not san felipe/shepherd. kirby is already built to handle denser projects such as this and one can easily envision it being flanked by highrises and midrises in the not too distant future.

 

san felipe and especially shepherd need another highrise like i need another hole in my head. this is where smart development is critical.

I hear it'll be near the Loop on San Felipe, near that new "River Oaks" shopping district.

Interesting... There aren't really any parcels of land in that area fit for a high rise besides maybe the shopping center on the north east side of 610/San Felipe, or the shopping center on San Felipe and E Briar Hollow Ln. Unless (purely speculation..) this is one of the residential components for the new Westcreek development...

Ahh.. So it most likely will be part of the Westcreek development. Should this be moved to that thread then? It's a shame they are going to take up half a block with a parking garage though.. Why can't they build the tower on top of the garage? I was hoping for Westcreek to be densely packed high rises, not half parking garages..

And as commenter Joe mentioned in the comments section, traffic will only get worse for that area.. Which brings me back to my San Felipe/Westcreek/Bettis streetcar route idea I had connecting all the developments between BLVD Place and Highland Village.. I wish someone could make that happen...

Interesting to see the increase in mid-rise/high-rise development on the east side of W. Loop 610 in the Galleria area.  The Galleria's skyline grows eastward.

Yep.. Soon driving through that stretch of 610 will be like driving through an urban jungle with all these high rises towering over both sides of the freeway. Especially if that 40+ story W hotel goes up in Westcreek too..

Site work and new construction of a multi-residential building in Houston. Completed working plans call for the new construction of an approximately 335,000-square-foot, 25-story, 352-unit multi-residential building with an associated stand-alone precast parking deck with 7 levels and approximately 450 spaces.

25 stories? New Skyhouse record if I'm not mistaken.. And dammit, this B better have ground floor retail it they are going to take up all that land with a standalone garage..

holy crap, i love when projects randomly break ground without prior notice... and this will be the tallest SkyHouse yet huh? unfortunately its getting the airplane hangar treatment, but so be it. and im REALLY happy about the placement of this.. i didnt expect/think there would be enough room to put the tower and the garage side by side east/west.. i thought it would have to go north/south, with the garage taking up some of the prime frontage through the middle of the development, along Westcreek Lane. fortunately the garage is on the eastern half of the block, between the tower and the Target parking lot..

i wonder how the retail will be laid out for this one. it looks like it may wrap all the way around the front and sides of this one (definitely the whole front and right side), whereas the one downtown is only on the left side and front left, and left side of the garage. id imagine this one wont have any retail in the garage due to its placement, and instead the base of the tower will be lined with retail. unless the road along the bottom is more than just an entrance to the garage, then maybe the south side of the garage will have retail as well? idk..

is the bottom right Bettis St? with the white building in the same corner being R.O.D.? or is that just a driveway for the garage and the white buildings on both sides are just place fillers? i didnt think the tower would be wide enough to take up half the property between Bettis and San Felipe.

ah, so SkyHouse will only be on the Building D portion, and the "road" is a driveway to the garage of SkyHouse and possibly whatever ends up on Building Fs plot.

Mike, the apartments are still there? i havent driven by the site but i figured they had been knocked down already.. so they are prepping the apartments for demo then?

Yeah, the old buildings are still standing, including the car ports, etc, and they have electricity still. Starting last week there has been a small crew working to remove the appliances and other fixtures. It looks like they have all of the appliances downstairs now and under the car ports. Another guy in a pickup truck comes every so often to take away some of the appliances. Like I said it's a small crew, maybe half a dozen guys for both buildings. Demolition is still some time away.

If it is taller than the Amegy building, it will be.

 

Presume you are referring to 5 Post Oak Park at 4400 Post Oak Parkway?

 

That building is 28 stories... 389 feet tall.   So, probably a little taller than Sky House will be.

I doubt it. I think Skyhouse Buckhead is supposed to be 26 floors.

The article says this is the 10th Skyhouse, but shouldn't it be 11th?

I don't think this building will be as tall as 5 Post Oak Park (Amegy), but it will be a nice addition.  In the rendering posted above by cloud713, I recognize that building as being the one included at the upper right.  Which raises the question, if Novare bought both Bldgs. B and D, and the rendering shows the building at the D location, what are the plans for the B location?  It is depicted as if it were a field of green grass.

 

Also, IIRC, this development is separated from the ROD by Bldg. F, which (I think) hasn't been sold yet.  MikeR can correct me if I'm wrong, but the only other building I've heard of having been sold is E, which is across the street on the west side.

the fact Atlanta has 3 and the market in Houston is doing so well makes me wonder if Houston might ever get a third SkyHouse.. i was just thinking the angled roofline of the green version could match the Memorial City skyline.

Did Novare buy both buildings? and if so, what other projects are in their portfolio? maybe they could develop an office tower for the complex.. or a lower end hotel that wouldnt compete with a potential W?

And did they seriously sell plot E but not F? that makes absolutely no sense.. building F would be completely isolated from the rest of the complex.

They sold building E to an "individual owner", and now that building is called "Highland Terrace" and is no longer a part of "Westcreek at River Oaks". They set up a separate leasing office and everything.

Now we know that "Highland Terrace" is really Pelican Builders Inc. and they intend to demolish the building.

 

It really is unusual, at least to me, how they will go to expense to maintain the illusion of normalcy at a property which was doomed months ago. Just last week they were setting up a new model apartment in this building, rental furniture was delivered and staged in a 1st floor unit.

So this Skyhouse isn't going to be green glassed? I would have hoped it would have more of a differential with the downtown location than just the airplane hanger top
