Does Downtown Houston have a good-sized footprint of blocks compared to other large American cities or is it smaller? Can it it expand (seems like if Pierce Elevate goes away at least that direction could.) Can anyone envision what the footprint expansion could become in the next 30 years on a map?

Why exactly does it matter if blocks south of 45 are called “Downtown” or “Midtown”?

Plenty of suburbanites call the entire Inner Loop “Downtown.”

Ask a Manhattanite this question ......

Erm, OK. Obviously highly relevant. (?)

So, by that token, what if they started calling South Midtown Downtown?

Because that’s essentially what the OP is asking about.

Does anyone know if they plan on pursuing phase II as soon as this one is complete?

I imagine the crane will be coming down soon, so it'll be interesting to see if it's transferred to the next block.

Seems like they would have to do a lot of ground work prep like they did on this before any cranes could transition onto the second build. The  block has a lot of concrete on it that would have to be dealt with. Tower cranes need as tall as these need a very secure base to be bolted onto.

https://www.houstonchronicle.com/business/real-estate/article/WhyHotels-to-open-pop-up-location-in-Camden-s-13914727.php

Looks like you'll get the opportunity to stay there for a night without having to rely on AirBNB

WhyHotel, a temporary housing company that partners with residential developers to offer short-term stays in vacant units of newly developed buildings, has struck a deal with Camden Property Trust to turn 100 apartments in a new downtown tower into essentially hotel suites.

The Washington D.C.-based company will lease the units from Camden in its new 21-story, 271-unit apartment building now under construction near the Toyota Center and the George R. Brown Convention Center at 1515 Austin.

The company refers to it new location as a pop-up hotel, since it will operate for a limited time. It will begin accepting its first guests late this year, with the local operation running through late 2020.

Never heard about something like this before. Great concept. Its like how retail is innovating in its business with popup-stores, or the food industry with food trucks. These are great ways to make it easier for new comers to get into an established industry.

I think the Texaco building did this for a bit.  At least Camden is telling prospective renters before-hand that there may be hotel renters there.  Definitely can change the feel of your home if you have single-night renters there all of the time too.

Definitely agree with kbates2 about how it will change the feel. We had a property in Midtown that had no more than a handful of AirBNB units and the residents weren’t pleased. The ABNB people would treat it like a hotel, no cares, since they would be in and out. I’m surprised they released so many units to them as well. Only thing that makes sense is they will be generating income right away and won’t take as long to stabilize.

Very worthwhile concern. If they are smart they will restrict this a few floors and thats it. Not exactly a good idea to intermix the two. I haven't exactly experienced this before, but after spending extended time in hostels before. It can be a bit destablizing when there is a consistent overturn of people day in and day out. I can imagine that woudl destablizing in what one would like a residential environment to be.

Even restricted to one floor, if the lobby and security isn't setup for it from day one it can be pretty bad.  Skyhouse has the 16th floor totally dedicated to short term rentals, but the concierge has to let them up to get in.  This means they aren't at the front desk as much, which causes a cascading effect of issues.

I'm guessing this is why La Colombre is doing two separate lobbies for this. At least thats what I remember right?

Blurb in the downtown district's Sept board book:

Quote

Downtown’s residential submarket continues to have a strong occupancy rate of 90.5%, up 30 basis points over July and monthly rents increased $0.28-SF to $2.31-SF per month, outpacing the Houston regional average of $1.29-SF. There are currently three residential properties under construction containing 873 units, the first expected to be completed is the Camden Downtown (271 units), located at 1515 Austin and scheduled for delivery in April 2020
