40-story High-Rise for Block 98, Behind Hess Tower

This is off the topic but I have been to Phoenix and it was 125 degrees and got stuck because the planes could not take off. My lips were bleeding and forget this dry heat. It was so hot I will never go there again. Humidity I'm used to and friends cannot believe my age because your skin is always soft and smooth. We do get tired of the weather in August. But late September we finally get a cool front and in October when we have a lot of festivals.

50 on June 30th.  But I do workout, ride my bike.  I also been to Macho Picchu 3 times and did the 7 days Inca trail and climbed up Wannuau Picchu twice.  And it is very humid there, but nobody believes how I'm turning 50.  So come to Houston it's not that bad as you think.  You can buy a condo proposed 40 floors and you would love it here.

if marlowe has the presales they'll kick off - not worried about that. i was told that TC's tower was moving forward a couple of months ago but we all know how these things go - 40-stories is a big project in a "slowing" market so no one should be shocked if they are waiting it out awhile longer. in addition, almost every project gets delayed in some capacity so again it shouldn't come as even a little surprise here.

Guys, just think how delayed Hines' Market Square Tower was... 2 quarter delay? It is a big project and there still tons of construction going on, so  I am not suprised to see the delay... I just hope that we are full speed ahead still and playing the "on hold" game

The latest announcement on TC’s tower was released not that long ago when it would have been known if the Marriott’s construction office trailers were going to be moved in time to meet the Q2 date. The trailers are still there and show no sign of packing up any time soon.  It’s not to say that there is not a delay or other problem with the projects, but after watching this stuff for a few years, I don’t take the start dates seriously at all.

Could the delay be related to the hotel construction? If that's delayed, they can't really start building until those trailers are gone

I think TC just decided to wait for the Marriott Marquis to wrap up (Sept. 2016 completion) as the market conditions are expected to improve by that time.

Kinda confused why people think trailers are going to be the big thing stopping this from moving forward... that's probably the least of their concern. Honestly, they should go the route of Marlowe... turn this into a condominium. There is a market in downtown for condos. We talked about this last week...CB is seeing broad oversupply in the multi-family market in the Houston area. We will begin to see more and more incentives from newer apartment complexes and may actually see rents begin to flatten by the end of the year/beginning of next year.

The garage is already there and apart of Hess. Don't count on any softening.

I know it's there, just likeep the market square tower, remodeling can be done

I count 34 stories in that rendering. Looks like this may have shrunk.

Seems to have as many floors above the garage as the rendering posted here in April 2014. I'm not sure I see 39 floors in either of them, though.

I think this is the rendering you were referring to?  I'm pretty sure that's the existing bridge from the garage to the Hess building

Unless they are doing 14'6" floor spacing like BG Group Place, this would have to be about 50 stories tall for this view to be right. It's right in line with the 40th or so story of BG Group Place here.
