40-story High-Rise for Block 98, Behind Hess Tower

It looks like there was some kind of drilling (soil samples?) being done on this site today.  Block was closed to parking.  Any idea if this is related to the high rise or part of the Convention Center hotel construction across the street?

 

I saw that too while I happened to be at Discovery Green today for lunch. I'm not sure if it is for this site or if it was for light rail. There were also a bunch of trucks on the Marriott Marquis site today too.

i assume that skywalk connects to the marriott? this is trammel crow's project, right?

 

i'm only counting like 33-34 floors, btw.

I like how this project will be visible from Discovery Green since the Marriott's tower portion of the Hotel is on the south end of the block.

Hmm same here, but that was the rendering given to me. Maybe the design will change again?

Today is the first time I've seen the rendering for this location. My initial thought is "Houston.....we have residential". Residential is taking hold in downtown. Look how far we've come since the Hogg lofts. I really like this rendering; I hope the finished product delivers the same color contrast.

Thank God for TIRZ. So glad they bumped it up to 5,000 so we'll get more like these.

 

My thinking is, the skybridge will connet to this project from Marriott Marquis BUT the main purpose of it will be to connect Marriott Marquis to the Hess Tower (which in turn connects it to the rest of dowtown via the tunnels and skybridges) by taking the skybridge that connects to their parking garage.

Now if we can just get a rendering from the top or the other side. Looks like there could be a pool on the roof... could you imagine that view?

I think the pool is in that mid section above the garage.

You're probably right. Either way, we still need that rendering!

 

So Hess Tower is 29 floors. One Park Place is 37 floors. Marriott Marquis will be 30 floors last time I checked and the Hilton Americas is just a little smaller. Now I realize that office towers like Hess have a higher floor-to-ceiling length than residential, but either way, couldn't this be the tallest tower near Discovery Green? OPP does have a large crown though so I'm not sure.

I think it will be shorter than One Park Place. This will be two floors higher, but it has a flat roof. One Park Place is 518 to the tip of its crown, which is very tall for a 37 story residential building. To give a comparison, Hines Market Square is 33 stories, but is only expected to be 369 feet.

I thought it was 33 stories, but still it is 149 feet shorter, which is a lot for 5 floors. One Park Place is unusually tall for a 37 story residential tower if you compare it to most other residential towers its size. That's why I don't think this one will be as tall.

Maybe they can get the Marriott to build a skybridge to Discovery Green, depositing people right on the little hill. Then no one will have to cross a damn street.

If that happens, it would establish a link of the tunnel system all the way to GRB via skywalks and the Park Shops.

Not sure anyone feels about that though lol

It is a wonderful pool, but they weren't thinking about afternoon sun which is why most people go out to sit by the pool and this looks to loose the sun by early noon.

I'm sure they thought about that. But the combo of the pool amenity and the view over discovery is worth it.

It does look fantastic even without the sun.  I would still go there.  I would even take the scoliosis from those loungers.

In Houston weather I'd much rather it be oriented this way rather than the south or east side. But that's just me. In LA, maybe not.

Weeeeeeeeell, we still haven't seen the other side so there could be an equally sized pool on the other side. Probably not but we just don't know.

They will get sunrise sun since it is facing east.  Urbannizer said there could be a pool on the top floor.  Which that could be very HOT with sun almost the whole day until it sunsets to the west.

Maybe they could get the designers of the Inferno Tower in Dallas to pitch in on the Marriott Marquis facade.

I think this is a better alignment than the Hilton top floor pool.

At the Hilton you have great views on the westside but the south and east side is bla, and you have no view of the north/ discogreen side.

I would rather overlook the park than the roof of the Toyota center anyday

The best example is one park place. They have a huge pool deck, beatifully landscaped, and facing west to get maximum sun exposure. However, in my opinion, they should've have it facing discovery green to get much better views. The would still get some southern exposure.

There is a huge function room and enourmous patio at OPP that faces east on the 8th floor ( same level as the pool). Sun pours in during morning hours. Not the same as the pool facing the green but, quite nice none- the-less.

Having lived in a midrise, I can say when the sun rises, your entire living space will be flooded with sunlight.

eventually, we had to go into an interior room with no windows to sleep late.
