40-story High-Rise for Block 98, Behind Hess Tower

They re-paved and re-striped the parking lot that was under the MM's construction office trailers.  I'd guess that nothing is imminent, but that repair may have been a condition of them setting up shop on the lot in the first place.

Pedestrians will get to behold the beauty of the tower's parking garage, or more likely half-vomit their schwarma from Phoenicia's.

If this place gets built two things will be true:

1) the east facing units will have an amazing view of the Texas pool across the street and 

2) the incredible skyline view from the Texas pool will be significantly cut off.

 

i remain hopeful that this tower gets built!

They'll be doing better than the folks that walk off of the skybridge to nowhere. 

 

Seriously though, it would be interesting to see if they would join up the Marriott to the Hess garage and then on through to Houston Center to the tunnel system.  I bet the Marriott would love that.

 

This would somewhat "wall off" the view from DG and obscure the Hampton/Homewood a bit more. I like the canyon feel of DG, and everyone hates looking at the Hampton Inn.  The Camden Tower might help a bit too, but they really need something big on the block across Dallas (?) from One Park Place.

I hope it comes true this time. The groundbreaking dates for this building have been so numerous they are beginning to resemble the cyclic end of the world pronoucements. If it is built it will be a skyline enhancer. With this and the Camden there will be only two more residentials left to build: the other camden and a residential tower on around the 1800 block of Main. What a tremendous change in downtown residential!

don't forget the one North of Minute Maid... that one on half the block. I believe same developer as Catalyst...

 

Anyway, I agree - If we get this and Camden (always considered the two towers will come in phases), then there is really just a few projects we don't see movement on. I always hoped the activity was a kick start to constant residential development downtown. If downtown starts to fill up with people... imagine what kind of height we can see...

Correct. 24 stories, 304 apartments.  Currently listed with a 2nd Quarter 2018 construction start.  We can hope...

I guess the downtown living initiative is still in effect. I would have thought they reached the 5000 unit target by now. Has it been extended?

In the Chron article it says that they were given an extension on the DLI, and must have a temporary certificate of residency by May2020 to receive the funds.

By my calculations approximately 3678 residential units are UC or have been finished in the last four years. With Block 98  and the Camden another 589 units will be built. This will leave approximately 865 units from the Fairfield, the Marquette  ( north of MMP) and the other Camden. This comes to a grand total of 5132. This includes both DLI and non-DLI influenced construction.

I feel like I remember the brick rendering being earlier and the other renderings coming out later. They seem like better quality. Could be wrong.

 

I like the non-brick ones much better myself.

The brick rendering doesn't shows the Marriott Marquis as a parking lot so I'm going to say that is the older rendering.

I like the brick facade better than the stucco or whatever panel system that is.

Not sure what is the current, operative rendering, but FWIW, the first rendering posted here at HAIF, back in late 2013, appeared to be non-brick. 

 

Then in early 2014, a new, brick, design was posted.

 

In March 2015 a new Ziegler Cooper glass aluminum and stone design was posted.

 

Then in July 2017, the brick rendering is posted again, but it was just from an updated Downtown Development Map listing.  Those Downtown Development Maps have not been particularly reliable as to renderings.

 

So, following the chronology of renderings posted here at HAIF, the best guess seems to be that the glass aluminum and stone design is the extant design.

We are about to see density levels for residential in the Minute Maid area reach historic proportions and if this gets built I think we will start seeing some serious retail and service oriented GFR in the area. This is truly a remarkable turn around from five years ago when virtually a handful of people lived in this quadrant.

My wife and I being one of them. What a difference  five years make.

It is very narrow as this pic shows but the surface parking lot has 49 spots with 3 two way entrance/exits, I doubt the podium will have that many entrances on the ground floor but may have a service elevator entrance for furniture delivery. 11x49=539 parking spots

The physical logistics of building a building that on this site will be impressive to watch.  Safely Navigating the turns inside that finished parking garage up to the 11th floor will take until Lunch.

 

i am thrilled that this project is coming out of the ground (hopefully) very soon.

they also have next to zero parking requirements. downtown houston certainly has less parking requirements than say katy but not sure by how much.

Doesn't quite work that way. A building with this cross-sectional area would likely be built with driven or drilled piles, with a matt-foundation on top. The depth of the piles might more here than in NYC, but the construction technique is roughly the same. Spread Footing foundations are rare for high rise construction.
