TowerSpotter
Downtown residential highrise's being planned by Marquette Cos. Totaling more the 350 units. But they don't stop there... http://www.bisnow.com/commercial-real-estate/houston/what-do-downtown-and-galveston-have-in-common/ Managing director Darren Sloniger tells us Downtown feels like Chicago (where he's based) did 20 years ago. (We just wish the city had a winning basketball team like Chicago did 20 years ago.) The City's new retail strategy, focus on parks, and residential incentive all point to a submarket about to take off. He's doing due diligence on a few sites, and tells us he'd like to develop a couple high-rise projects totaling about350 units Downtown. lockmat
They probably won't be more than 20-stories a piece, not too bad. I saw their work on their website - it's average.

I'm just hoping that downtown can continue this momentum once the incentive money is all gone.

How great would it be if they built where skyhouse and Hines proposed 6 story is combined with Houston House.. would create a nice little dense area of resdiental
Subdude
The article says that they would like to develop a couple of high-rise projects. Two more residential developments in the southern part of downtown* might be enough to finally start ongoing redevelopment of that area. *And if anyone ever suggests something like "Sodo" I will beat them over the head. arche_757
Thankfully it is! I think even those of us who are the strongest supporters of "tear it down" would agree that Downtown Houston has far too many empty lots. I wonder if Ziegler Cooper is the architect (yet again) on this residential highrise? They seem to have that corner all to their selves in this town. cloud713
lol, the preservation twins give their approval! im surprised no one has made a fuss yet over the location of this TWENTY EIGHT story tower.. people were freaking out that the 7 story Fingers apartments would block the views of downtown from Minute Maid. this thing will definitely block a portion of downtown.im psyched though, more residential towers! arche_757
Nothing wrong with this location, and its far enough away from MMP that what ever is done there really shouldn't have any bering on the park. More residential for downtown = a win for all! And this one has GFR to please that portion of our little group too!

KinkaidAlum
I love the live-work street level spaces integrated into the project. I truly hope this one gets off the ground. Also, there was a 10 story residential with live work spaces mentioned as well to go up just Southeast of Skyhouse!

cloud713
Yep. I'm wondering if these were the "residential projects" that one company was talking about developing downtown soon, a few months back. I figured they would be side by side, not across town. Lol that BBQ place will be right across from it. It's funny how the area is getting all these urban building when just a few years ago they were building drive through restaurants across the street. It seems that it would, but from the vantage point of far right field only. For the most part the view is oriented more toward the northwest than to the section of downtown with the tallest buildings.
arche_757
Weren't some people on this forum the other week complaining about blocking the downtown view in Minute Maid Park... wouldn't this building partially do that? That was me. No one else. And since it is located more than just across the street there really isn't a reason to cry foul (until we see the design - which could be great or horrible?). It seems that it would, but from the vantage point of far right field only. For the most part the view is oriented more toward the northwest than to the section of downtown with the tallest buildings. The seats from that side of the park are very limited as it is. My only point about the Finger building, is that it was right across the street and 7-8 floors (as high as the glass curtain-walls roughly). After looking at it in greater detail, and some of the pictures posted by other members I can see that it will probably be fine.

Urbannizer
Marquette anticipates breaking ground in the second quarter of 2014 on a 364-unit, 29-story apartment building with approximately 7,700 square feet of ground floor retail/restaurant space in downtown Houston. Marquette is utilizing the Downtown Living Initiative (Chapter 380), which is effectively a development grant provided to the first 2,500 units to be developed in downtown Houston and this project will receive a $5.5 million benefit from the grant. The property encompasses a city block on the northeast side of the Houston CBD and is situated one block from Minute Maid Park. Aside from the retail space, the property will have a 589-space private parking garage situated above the retail space and below the residential units. The property will have high end finishes and two amenity floors including a full-size, resort-style rooftop pool and other luxurious amenities. The building will be delivered in Summer 2015. http://www.marquettecompanies.com/main.taf?p=7

ClutchCity
Where does that place us now.. someone tally all the units going up downtown..Well all the projects listed under current downtown development map add up to ~3200, but if the rumors of the 2nd Alliance residential on main, the 38 story phase 2 of the Texaco, the possible(but unlikely there just seems to be too little info) residential building behind Hess, and Block 100 behind the Marriott Marquis(sorry for bringing it up so much) we could be looking at 4000+ units which is very impressive. It's amazing how much residential development is possibly coming to downtown! In regards to this tower, it looks pretty slick but not anything real amazing from the other 20-35 story resi tower renderings floating around(most notably Hines). I think it's cool it got a little height bump even if it is one floor and I think it's not a bad thing it looks similar it just seems to be the architecture of this era.
