One because it's on the northbanks of the Buffalo Bayou.

Isn't the theory that 100 Waugh could actually be Northbanks? That rendering looks awfully like it could be the post office location.

I just saw this Culture Map article from last month that recaps an event held there and refers to it as Central Post as well.

"More than 400 guests got a taste of what makes a number of emerging Houston businesses unique at a Market gathering hosted by NextSeed co-founders Youngro Lee, Abraham Chu, and Robert Dunton at Central Post, a landmark that once housed the downtown post office and is now being developed into a 14-acre mixed use center."

I took a look at the domains Lovett Commercial registered two months ago, none were Central Post. All were variations of Post HTX.

Perhaps the office portion is Central Post. Either way, that is the portion Colvill is working on and it is at the post office site.

Just finished talking to Colvill some more. The project is currently wrapping up its design phase but there isn't a set time when they will announce. I have a feeling we might hear something next quarter though. They told me to expect something "new and different" with their design.

Folks, we have a name thanks to @Mab: The Barbara Jordan U.S. Post Office in downtown Houston (401 Franklin St.) , isn't Central Post but Post HTX

Unfortunately, the "puke" emoticon available on other boards doesn't seem to be available here.

To quote @houstorian's Twitter bio, "HOU, never HTX."

The former Barbara Jordan Post Office at401 Franklin St. will be the new host of Free Press Houston’s Day for Night music festival, Matthew Ramirez reports today. The 16-acre campus (including anything left of its train station ruins) sits on thenorth bank of Buffalo Bayou(across from Sesquicentennial Park and east of the University of Houston Downtown). The property was bought last year by an entity connected to Lovett Commercial; by mid-December the site will have to be ready to hold 3 music stages and the festival’s associated experimental art installations.

I am not a denizen of the downtown, but isn't this all west of U of H Downtown?

Yeah it is west of UH-Downtown, though there are train tracks and enough room for platforms underneath the university building

I'm beginning to wonder if this is really the Facebook page for the development coming to the old downtown Houston post office. There are renderings of an apartment under construction in Switzerland. That's odd. Has anyone heard any updates on this?

Architectural inspiration...would love to see something like this for the site.

CultureMap article on Post HTX development with Frank Liu. Mentions 2 phases, 5-8 year timeline.

Nice article! The description sounds intriguing..

I wonder if Day For Night will use any of the bomb shelters for their art installations. Would make for a unique environment.

"We want to showcase Houston in a new light by working with architects and designers around the world who are on the cutting edge of innovative ideas of how cities will function in the 21st century,” says Liu, Jr.

The former Barbara Jordan Post Office building will host a popup "mall" targeting Super Bowl visitors and others coming downtown for game-related festivities as developers continue work toward remaking the 16-acre Franklin Avenue site into a showcase mixed-use project.

This is a former Post Office site revitalization to be done in Milwaukee.

This should be the level of activity that we demand from a site like ours as well. Lets hope they are as forward looking as they say they are for our Post Office site.

Strongly doubt the Milwaukee PO ends up looking much like this, since it is across the freeway from downtown and not surrounded by much. The key is, who commissioned these designs? Was it a developer with concrete plans? Or was it an agency that owns the property trying to find a developer?

Apparently the property is owned by a developer based in Chicago that bought it in 2015. The important thing is the design intent and scope of the project. Will it look like that in the end? That remains to be seen, but at least that developer is thinking big and is really utilizing that site and building to the furthermost extent possible. You can always downscale a project. Its almost impossible to upscale a scope. They need to go balls to the wall and push as far as possible with the design first. This Milwaukee project is a good example of this and should be used as case study.

Has anyone come across a rendering for  Post HTX at 401 Franklin? The website for Post HTX is up but there aren't any proposed drafts or anything detailing what's coming. This is the only description:

POST HTX is Houston's premiere location for the downtown experience. The historic landmark will be transformed into a fully immersive destination featuring a variety of office, retail, and culinary experiences.

No residential?

That statement only covers the first phase of the project, the footprint of the current building is small in relation to the site so imagine it at the core of a much larger development perhaps like something you'd see at porta nuova.

http://www.si.com/swim-daily/2017/01/09/vibes-si-swimsuit-music-festival-houston-buy-tickets

SI is hosting an event/music festival at Post HTX in the annual media blitz promoting their swimsuit issue.  Saw the story on their front page and figured it was over the Super Bowl weekend, but it is actually two weeks later.

Quote

“We couldn’t be more excited to bring the SI Swimsuit experience to America’s fourth-largest city less than two weeks after the biggest event in sports is set to take place in Houston,” said MJ Day, SI Swimsuit editor. “This year’s VIBES event will be an all-new and expanded experience, offering fans a cultural festival that spotlights not only the amazing stars of the iconic Swimsuit franchise, but the best in food, music and more.”

The first-of-its-kind VIBES festival is the latest live-event offering from the Sports Illustrated Swimsuit franchise. Over the last two years, SI Swimsuit has hosted launch week fan festivals in NYC, Miami and Nashville, attracting more than 100,000 fans. For the first time in 2016 SI also hosted the inaugural Summer of Swim festival and concert at the iconic Coney Island Boardwalk.

Not sure how big of a deal the SI Swimsuit thing is anymore, but it's still a national media/fashion (sort of) thing, and they chose Houston for promoting it. Don’t get me wrong, I’m not in the self-loathing Houstonian camp that thinks our faults preclude us from the positive attention of the world, but this seems like the sort of thing reserved for the cool kids.  We’re not cool now, are we? Or perhaps the visitors and convention bureau just money whipped them.

Cool stuff, thanks Crockpot! A couple of the renderings conflict, as far as whether the structure will be built out to Franklin or if parks and parking lots will be in front of it. I wonder if these are phases, or different options that haven't been decided on? Any word as to a timetable for all this?

I can certainly see this adapted to what many ferry buildings do, open market, food vendor and restaurants type stuff. Unique clothing stores would also be a draw.

the brochure is kinda cringey... foodie... techie... collaborative collective. I know it’s marketing but do they need every buzzy wordie?

Big fan of food halls. Been to some great ones in Copenhagen and Mexico City. I also love the rooftop gardens. It would be nice to have another tower but this will look good on the boundary of downtown and the bayou. It should tie into the bayou trails nicely to make ti easily accessible to more than just downtown.
