cloud713 Posted June 30, 2015 Share Posted June 30, 2015 (edited) I have been saying we need to target more middle class, police, nurse, etc.. this is not NYC not everything need to he 1700 one bed room yeah but this is in the financial district of downtown Houston, where i believe land prices are the highest in the state. do people seriously expect the downtown developments to be low income housing? it just doesn't make sense economically.. unless of course, wait for it.. incentives are provided. I can’t blame them for that, I guess, or at least no more than I blame the developers. How much might we all have to pay for a vibrant downtown, who knows? If it works, will it be worth it? kbates2 Posted June 30, 2015 Share Posted June 30, 2015 The incentives are supposed to pay for themselves through increased property tax revenue in the future. $15k credit now, increased property taxes in the future based on the improvements and overall increase in property values due to more demand. If affordable housing is built, it will increase the future property taxes less and thus would really only make fiscal sense if less than the current incentives. Nole23 Posted June 30, 2015 Share Posted June 30, 2015 I understand their argument, but I feel having a vibrant downtown will benefit the city as a whole and not just the higher income people living in the apartments. Once downtown is more vibrant, it will bring more money to the city via taxes from tourists spending money and property taxes. That will in turn fund other projects in the city. I'm pretty sure my tax payer dollars are used to build roads ill never drive on, schools ill never attend, social programs i'll never benefit from, but that's the point of paying taxes so everyone can benefit even if it's for something you personally might not benefit from. Yes, it seems like paradise because we have some of the lowest cost living in the country. Regrettably, that fact coupled with a solid job market is causing this lovely traffic CF we are dealing with. In any case, I agree with tigereye. You want it? Work for it. Overheard once they get the floor they're on poured they'll do the tiebacks and then jump it. Although it doesn't look like its poured, haven't seen a sizeable fleet of concrete trucks this week (which isn't saying much). amashgo Posted July 10, 2015 Share Posted July 10, 2015 (edited) You wouldn't gain too much from that and the trailer is on ground floor anyways. Not to mention if you could get the clearance in the garage (which you can't, its incredibly small (its where I park)) you then create a logistical nightmare of getting them in and out (there isn't a good place to turn them) especially since concrete material companies are incapable of actually staggering the loads like they say they will, you get back up. As it is, they have them wait on Preston when they start backing up and have them drop back around the block to be where they need to be when its their turn. amashgo Posted July 10, 2015 Share Posted July 10, 2015 Yeah, ideally on a big pour you should be able run 150-200 cuyd an hour through it. But if the trucks don't leave whatever plant they come from when they should you have gaps or traffic, or if they send them all out in succession you get the scenario you have seen. Which seems like an okay thing, but if something happens with the pumping & placing boom the concrete is only allowed to sit for so long. like 90 minutes at a max temp of 90degrees is average before you have to turn it away. 3 Quote Link to comment Share on other sites More sharing options...

Whatever they do to finish out the lower floors will make all the difference in the world. bobruss Posted July 23, 2015 Share Posted July 23, 2015 I just went by the site and spoke with some of the workers. 1. The brick/stone is actually a manufactured cement based stone/brick. 2. It is going all the way to the top. I don't know how it will wear, but I kind of like the stone look.
