Montrose at West Gray - Former Bobbitt Glass

It appears Bobbit Glass (currently at the corner of West Gray and Montrose) is moving to the red metal building on the corner of Fairview and Crocker.  They have their name list of services painted on the windows just like they do at their current location.

I saw a variance sign on that building yesterday. And the paint store is moving too, so that's all the tenants.

 

Variance:

"Braun Subdivision

Purpose of the variance request Chapter 42 Division 3 Building Line(s) and visibility triangle(s).

Proposed land use for the site: Commercial Use"

Braun Enterprises acquired 1000 West Gray, snagging its fourth Inner Loop retail project. This deal takes a prize for persistence: Braun has been trying to purchase the corner for seven years.

 

Prez Dan Braun (here speaking at a Bisnow State of the Market event) tells us the deal finally closed off-market. His firm will extensively rehab the 12k SF shopping center to enhance curb appeal, provide better visibility, and increase parking. Marcus & Millichap's Derek Hargrove and Justin Miller repped the seller. And keep your eyes peeled: Dan tells us he's closing on another Inner Loop hard corner retail center this week in the Heights.

Chron.Com reported earlier that a pizza joint out in West Houston is planning their 2nd location in Houston. The owner wouldn't say where other than somewhere ON Montrose... Connect the dots?

The "For Lease" signs on the old Blockbuster at Westheimer and Montrose have been removed. Maybe here?

Seriously doubt that strip center (on Westheimer) is long for this world.

 

They should really gut that strip center. That's prime real estate. A mini CityCentre would fit that area.

I agree, I cant wait for that property to be redeveloped. I just hope it wont be a 5 story apartment building, unless it is above retail or commercial. Mixed use would be great on that site, especially it had some height to it. The views would be amazing.

PMRG purchased that site so there's little reason to believe they'll do anything too underwhelming... Mixed use mid rise seems likely.

When I heard at the January Neartown meeting, Kirk Baxter's presentation concerning a Memorial for Mary's Bar-------Kirk said he had approached the owners (Wetheimer and Montrose property) and gave his presentation, asking if the memorial might be built on the SE corner of Yoakum and Westheimer. He said the owners were receptive, and he thought it would be mixed use development, mentioning that the plans had already been shown to Mayor Parker.

cool pizza place! cant wait! and agree with others above...westheimer and montrose corner needs to be revamped...please let me know when we have good news regarding that eye sore!!!

Planning Commission meeting scheduled for 8/8 at 2:30. I got the full variance request since I own on an adjacent lot.

 

So is Pizaros taking up the whole building?

P.S. From what I hear, the Westheimer Montrose site is going to be fairly dense mixed use. Maybe 2 stories of retail overlooking a decent-size plaza. Buildings might be 12+ stories (possibly up to 20+).

2-4 floors of parking would solve a lot of hassle at the Montrose/Westheimer intersection; i hope that's part of the plan. Very pleased to see that old eyesore be replaced by midrise. But back to W. Gray. The whole property will be pizza? Seems a  waste. Does anyone know about the Shaw's people? I've heard gossip that they own  both sides of w. Gray and built the new store so they could ultimately sell the other lot for midrise development.

 

Of course I've also heard it's all money laundering. Sources at barnaby's  were still hungover and declined to confirm or deny.

Well since it is being remodeled and not being developed into a midrise, sounds like just gossip.

Passed this intersection today. The reno on this building will be a huge improvement. I wish the plan to improve Montrose blvd from Allen Pkwy to Binz were going forward.

No.  The whole property will not be pizza.  (But even if it were, why would that be a bad thing, or a waste?  Sheesh, people.)

Someone in the neighborhood sent out a notice trying to gather support against the Variance request. They are stating that the request to not maintain a visibility triangle poses a danger to pedestrians and cyclists. Given the visibility concern is for the NE corner of crossing two-way streets, there may be some concern of cars creeping up, but they should always be looking left for northbound traffic. If a biker is coming southbound they're at fault anyways. I guess if they build to the extreme corner there may be some concern for joggers but I just don't see it.

Ugh, what a Heightsian response. They're renovating the building, so any visibility issues would already be present, but basically cannot exist on that corner of the intersection as skwatra described.

The letter (no source identified) states:

"The applicant intends to retain the front and side walls and demolish the rest of the building- our concern is that the visibility triangle will not be addressed to improve the safety of pedestrians and cyclists in the future."

Has anyone actually ever noticed a problem with the visibility triangle at that intersection?  I haven't.  Good grief.  Who are these busy-bodies?  Do they really have nothing better to do than to object to the re-purposing of an existing building to provide space for a pizza parlor?

I have no issues, i ride and run there several times a week. I hope they don't delay things...

Is there a way to speak out against a petition or will the developer have enough ammo to squash something like this?

Yes visibility is bad there. But if we're going to attack that problem in Houston we only have about 45,000 other structures to get working on.

While driving by the building a few weeks ago, I have noticed that there are some burn marks towards the middle of the building. I'm assuming this place caught on fire in the distant past.

The inside is completely gutted and cleaned up. They've added lighting to the front that looks pretty good. I haven't walked by in a while, took the best shot i could in the car:

While driving by the building a few weeks ago, I have noticed that there are some burn marks towards the middle of the building. I'm assuming this place caught on fire in the distant past.

 

Southwestern Paint had a pretty big fire, i believe it was in 2011, i lived 2 building down at the time. They did reopen, then they moved soon after (to Taft), same time Bobbit Glass moved.

this building honestly looks great. Diamond in the rough... Did a great job front and back! Hopefully future developments take note. This was done right!

at least now when i buy my new bed i can walk it home rather than buy a truck!

you know what else is annoying? being able to walk to 4 car washes.

 

so its the pizza place and mattress firm?

I saw the signs and permits for Pizaro's and Mattress Firm. Pizaro's will be on the corner with Mattress Firm to the east.

Mattress Firm is coming together pretty quickly inside. No work on Pizzaro's yet that I can tell. And it looks like there is another space, furthest east, that Mattress Firm is not taking up. Will there be a 3rd tenant? Has anyone heard anything?

Pizaro's has a new bigger sign up but didn't see any obvious progress on the inside. Still no idea what is going in the east most part of the building.
