1111 Rusk: Texaco Building Renovations

They seem to be pouring some very large columns in the pictures.  But, I don't know as I am anything but an engineer.  Could it be that one section of the garage will have one structural system and the other section will have a more robust section?

 

This thing is so far behind schedule that the highrise that was planned to be built after construction is now also behind schedule.

Even the San Jacinto side of the hole that they are working on now doesn’t have an extensive foundation to it. I’m not sure what they are doing in the big squares that were voided out of the mat pour, but there is nowhere near the amount of steel down there as compared to the Hillcorp tower, and they did not drill many, if any, pilings. It could all be up to variations in soil or something else in the construction design, but just watching this compared to the others, I would make the uneducated guess that the tower option was taken off the table unless some kind of foundation structure goes into those holes.

If memory serves me, this project will likely be, what?, 2+ years behind schedule?  I can't even imagine what that has done to the budget.  Who is the developer?  They must have a lot of resources as you would think that a delay like this would have sunk less well capitalized developers.

There was a book on Houston, mostly photos, published in the 1930's, I want to say 1936 for the centennial. Large format book, black and white photos. One of these photos was of a small girl in a dress inside the arched walkway of the Texaco building. She's skipping, if I remember correctly. It is a great photo.

 

I cannot remember the name or author of the book. Does anyone have a guess?

The Star is officially open. First tenants moved in last month.

 

"Units are between about 730 to 1,730 square feet. There are 207 one-bedroom, one-bath units and 79 two-bedroom, two-bath units. The building's first tenants moved in late last month."

Yea I believe that's going to be a restaurant or other retail.

My guess is they still plan on building that but they can get their certificate of occupancy first and start bringing in some cash flow via rent. If you look closely, that's just a raised deck, a few pillars, a small roof, and some trellises. That can be built last.

That article says it's connected to the downtown tunnel system.  Does that mean they are reopening the tunnel between it and the Magnolia?  Unfortunately that wouldn't be very useful, because the tunnel between the Magnolia and 609 Main was filled in when 609 Main was built.

 

I hope the additional tower for phase 2 isn't dead.  I assume that blank space on the roof of the left side of the garage on the above photo is going to be the base for it, though that's a very different location than was shown on the early renderings.  Also I see the garage has completely changed and grown since the early renderings; see below.  I don't see how the low garage before would have provided enough parking for the whole development, so maybe that's a sign that some variation on the tower is still planned.
