Can someone who knows this project well summarize the timeline for rennovation. New developement? And most importantly the gigantic crater in the earth - when will that be filled in? I always liked the door down there - reminded me of a zombie movie - I envisioned being stuck down there being chased by walkers and of course the door would be welded shut.

love this building.....happy it is getting a new lease on life instead of being torn down.......honestly the historic buildings are big money makers once declared national historic worthy........owners pay little property tax once listed as a historic property, plus there are grants available to help with renovations if the site is in an urban downtown area.......

Has anyone come across any description (or renderings) of what the inside of the finished units and common areas will look like?. I am personally hoping that these will be built to a "higher" spec than what I saw over at commerce towers. I am hopeful that they rival a property like One Park Place. Anyone seen any renderings?

The north side of the newer addition is not so pretty, I wonder what they will do with it.  Especially considering the plan to build a new tower on that side.  Maybe they will leave it blank in order to accommodate the new tower?

 

The south facades are great.  I walked in the street-level arcades not too long ago and they are real gems.  I am so glad they will be saved (hopefully restored and not changed too much).

Forgive my ignorance, but, what is the probability that the 38 floor component of this project moves forward?  I'm hoping that big hole will finally get infilled, and something worthwile go up.

I have not heard anything recently, but if it hasn't been posted here, I would not have in any case. It has been a while (and I could go back and look, but haven't yet) but wasn't there supposed to be a garage base that was to be built in "phase 1" upon which the new tower would be built in "phase 2" after the old buildings were restored and had occupants? 

 

Stating the obvious from pictures, they are drilling holes for foundation pilings and have the rebar fabbed up to be dropped in, so I'm assuming something is going up in/near the hole in the near future.

I'm pretty sure they are going to "fill in" the back side, so they'll need foundation for that structure.  I think the garage is also part of Phase 1, but probably more like Phase 1B.  They can start the garage later and have it finished in time for residents.

Personally, I think that the tenants of this newly occupied, luxury building will throw a cow when they are told that the same developer leasing them their unit for $4k/mo is going to hammering a tower together on an adjacent wall 12 hours per day for the next two years.

I think that the developer should have started the tower first. Then the renovation and had them nearing completion at the same time......

Your comment resonates with me.  As a condo owner, I have had to deal with a lot of noise made by projects of the same developer.  I actually know the guy and like him and I understand that business is business.  But, it still is a pain.
