The more Hines focues it energies on projects like this and other cities the more doubt I have they will build anything downtown.....

OMG! I have properties on Mimosa.  We thought they would be mid rises.  There is nothing but old apartments near there.  They have build many track mansion from $700-$1,000.000.  But we never thought they would build a office building there.  I wonder if it will block some views from The Huntingdon?  When will he announce the skyscraper on Main?  He just sold BG Group Place for $480,000.  :unsure:

Sorry, in shock. Tract mansions has been sold between $700,000-$1,000,000, some are 4 floors.  Now there view will be blocked with a office building.  BG Group Place was sold for $480,000,000.  Maybe my shipped came in on my rentals on Mimosa. :)

i wonder whose back yards the tenants will get to spy on?  i would not be a happy camper if it were behind, beside or in front of me.............cool building though.

why would this building make any difference? the huntington is down the street and is literally twice as tall, in addition to the 12 story BBVA Compass office building right next door.

Exactly. The fact that there are already two big towers a block away is what's going to prevent anything even resembling the Ashby mess from happening here.

7 stories of parking for a six-story office building.

Which is five stories shorter than what was recently reported, so it grew since their initial plans.

Hines proposalis for a multi-use skyscraper. To date, no commercial tenants are named. A probable bank has been proposed as a tenant. The study cites no impact for those commercial tenants, their vendors or customers.

I have properties off Mimosa went there yesterday.  The land is cleared and ready to go for Hines.  We have been through this before with Asbury.  I have received a letter that a developer wants to by my properties.  They eventually will tear down all those old apartments.

A report on 2229 San Felipe will air at 5:30 today on Abc13, the nimbys are holding a meeting.

 

You know, I don't have a problem with this building at that location at all.  That said, while I think their arguments are a tad silly, I don't really have a problem with the nimbys either.  Civic involvement is a positive.  It's a good thing that people get involved in the development of their neighborhood instead of just remaining passive.  After all, if they don't like a development we really can't always expect people to just ignore it.  Until there is a political process in place to allow input into local development, Houston is going to be subject to neighborhood nimbyism.

The thing is though, it's not IN their neighborhood it's adjacent to their hood. What's funny about NIMBY's is they never talk about the air rights of the developer or what they would compensate for those air rights. If they did then they would have to acknowledge that they are attempting to get something for nothing. As they say in NYC, "not a good look."

Well I'm not sure that nimbyism can or even should be eliminated.  "Nimbyism" implies stopping development for the sake of stopping it, but I think in most cases people are just concerned about the quality of their neighborhood, and that's a good thing.  The problem isn't nimbyism per se, it's the lack of a defined means to mediate among various interests.

With a lawsuit against the Ashby High Rise successfully heading to court in November, a River Oaks-area group is mounting a battle of its own against one of the city's most revered developers.

Since spring, a group of residents along San Felipe between Kirby and Shepherd have been taking on the mighty Hines firm with letters, lawn signs and traffic studies, all to thwart the construction of a 17-story boutique office complex at 2229 San Felipe. The building, designed by local architects Ziegler Cooper with an aim of LEED Gold certification, is slated to break ground later this year.

While echoes of the Ashby situation are undeniable — well-heeled community fights large new building — the Stop San Filipe Skyscraper group swears on its website that any comparison is "an apples vs. oranges issue," a residential tower as opposed to a commercial one.

They should make it a total of 40 floors. Hines could justify this as "hey, we're adding extra levels to avoid future lawsuits!"

What argument do they have when there are 2 other high rises RIGHT there? Not to mention that faux french town house cluster****. It might just be the residences that are directly next to the property.

 

Edit: He should have built it on the west side of Kirby, the back of the houses on San Felipe look like crap... and then BAM, Kept up Mansions and River Oaks Country Club.

I own property on Mimosa and brokers are calling me to sell. Hey it is a River Oaks zip code. I may do it for the right price. I have 4 units there where it dead ends. All those old apartments will be gone soon!

I wouldn't be surprised to see the angry neighbors slowing down this start some from those 60 days stated in early September.
