Cheap Title Ins Company for Refinance?

I'm refinancing (again) -- I just can't pass up 2.875% fixed 15-year mortgage with a net credit to me after closing fees.

 

In reading the fine print from the mortgage lender, I see that I have the right to pick my own Title Insurance company for the closing (and title insurance itself). I've refinanced a few times, but I've always just gone with the Title co selected by the lender.

 

From what I understand of the Itemized Fee Worksheet they sent me, the title company will be getting $600 on top of the cost of the title insurance ($105 for "TX Doc Review Fee" and $495 for "Escrow Fee").  I see another $176 that I think is actual mandated state/local fees ($50 "Tax Cert", $2 "Texas Policy Fee", and $124 "Recording Fees").

 

So anywyay, I figure there's got to be some title company out there that would be willing to do it for less than the $600 that this company (Unisource) is charging.

 

Anyone know any good title companies for this? Or a good way to find one?

Yeah, I have no idea what's cheap or expensive. But since the mortgage lender is picking and I'm paying, seems unlikely that I'm dealing with a cheap title company (the mortgage lender has zero incentive to find a good price for this.)

 

And just to be clear -- the title insurance with endorsements is actuall $1500. But that rate is set by regulation in Texas, so shopping around won't do me any good there.

 

Was your $1500 the total paid to the title company, or just their discretionary fees?

I beleive this is total paid of the title company. Try to ask an assistance to any home loan specialist or mortgage loan company to know the options you have. There is a company that you can request a quote for FREE. In this case you can get the clear idea if the cost you are paying is actually cheap or there is more options that much cheaper as compared to the current one you have.
