One Market Square: Proposed Office Tower for Block 43

Instead of backtracking a few pages, is this still the same design of the curved tower we saw previously? Or will the garage fit into any design they end up with?

Does anyone have a link to the latest rendering of this tower and it's height ?  I recall it being pretty big and from these photos, it looks like Theater square tower (or whatever it's official name will be) is definitely getting started.  This is exciting for sure.  Any update on the details would also be great.  Thanks everyone !

It's just a parking garage I think. The original rendering for the proposed building was really spectacular but that's been some years ago now.

Ugh... that needs to come back to me and get off the ground. I love it so much I want to take it behind the middle school gym and get it pregnant.

Nice to see a little GFR. I'd also be down for a Houston version of Tom's to occupy the space (the diner used in Seinfeld where one side of the store front just says "Restaurant"). Good milkshakes.

This is terrible. It's bad enough that downtown is littered with open-air garages but allowing for one to go up on Market Square Park shows just how far we have to go as a city.

 

Yeah, I know that there are plans to develop around it.

Yep. Hopefully they're just leaving a blank slate so that when the tower is built, they can cover it in a matching facade.

Agree, same as what Skanska did with Capitol Tower, they're doing here.  They will surely post up images of the tower to be built for phase two, to help advertise the site for future development.  Again, as they did for Capitol Tower, and for Six Houston Center for that matter.

I counted 11 stories, so that means it will be 41 stories?  Sure hope it's taller, as in, 50 floors tall like it was originally.

Not excited about a new parking garage going up, but atleast this will have GFR. Also excited to see that there is still hope for One Market Square, I have high hopes one day that this tower will be built. Houston we can't let DFW have all the fun, now can we. ;)

I wouldn't say DFW has had all the fun. We've had *multiple* actual office skyscrapers built here including Main Place and 609 Main. We've got just as many 20 and 30 story buildings under construction or about to begin construction, if not more, than Dallas including Tillman's building, the med center hospital towers, Kirby Collection, Blvd Place, Allen/Gillettte condo tower, Marlow, Marriott Marquis and 3300 main just to name a few off the top of my head. I don't even know the last time Dallas erected a Class A office skyscraper with meaningful height in their downtown core. We've erected two 40+ story building in the last few years with at least one other one, Capitol Tower, coming out of the ground next month. 

 

This tower tho is definitely sexy as hell and absolutely needs to happen. I just hope the likes of 6 Houston Center doesn't take the wind out of this sail.

Not sure if it was posted but the site is name One Market Square with garage lableled as Phase 1.

Supposedly, there will be a tower on the northern half of the block, but no one seems to know for sure what it will be.

Looks like best case scenario is that in 5-10 years we get a Market Square Tower type of building next to our generation's Kim Son Garage. It's lame. Don't blame the developers because this will be a cash cow but why would our city allow this? Isn't Market Square a historic district? What's the point if it is?

 

Eh, I take it back. Blame the developers too. This was one of the most prime locations downtown and they opted for this.

They should at least paint a facade of old buildings on the back of the parking garage that faces the park, sort of like the garage at Pease and Milam

or at least put some vines on it.

 

the city should pass an ordinance that if you build a parking garage you either have to put a facade on it, or you have to put vines on it.

A tower similar in appearance to Aris Market Square on the north side of the block would be quite nice.  Market Square would be a nice pocket of residential in Downtown.  Maybe Treebeard's could finally open up on weekends.

I would love to see a tower that's respectful to the historical district too  (International Tower looked awesome, but it would of been out of place on Market Square Park IMO), but since this block is outside the district, and from the garage proposal, I don't have high hopes.

I wish the garage was brick with vines growing up trellises for screening over the open sections.

I'm almost always in favor of garages over surface lots but not on this block. An empty lot is an empty slate for something amazing. A brand new 10 story garage with a small retail space is a detriment. Plus, this thing is bat s#!7 ugly too.

I suspect the developer wants to keep their aesthetic options open for what ends up getting built on the other side of the lot. In the interim, I also think a translucent covering with a mural facing the park would be neat.

Interesting.. I didn't notice the sail silhouette. I wonder if they're still pushing for that office tower then? If so, that half of the block will likely be vacant for a few years at least.. I hoped they would try to land a high end hotel with condos on top.

 

True on the developer wanting to keep their aesthetic options open. I mentioned the "blank slate" theory earlier in the week. Hopefully that's the case, but I agree that it would be nice to do something temporary to spruce it up in the meantime.

I think if this got built it would probably one of the main shots of downtown instead of that weak one from Buffalo Bayou.

Just now noticed that the positions of the tower/garage/giant lobby masses are almost identical to Capitol Tower, right down to the compass orientation.

Great observation, I don't think the logo's sail design element is a coincidence and might mean this design is still what is intended for Phase 2 of the site.

 

This makes me think Essex is pulling a page from Skanska's playbook on Capitol Tower: Build the garage on hold on the tower until a lead tenant is signed. It appears to have worked for Skanska, can the same happen for Essex and how long will it take?

would this be deep enough to support a highrise at a later date? i guess it would have to do with how deep the pour the footings/piers for the foundation.
