My understanding is that they're still planning to build their tower on the northern half of the block at some point, not above the garage. If somebody else someday decided to build over the garage, I'm not sure if that could be done, although I imagine they don't make the footings etc. much stronger than they need to for a garage.

bobruss
Nice shot Hindesky. That looks like a great view of Pennzoil, Jones, Republic and Calpine. If so, given the giant excavated hole in the ground, is this under construction now or still on hold?

The building rendering is there to attract retail interest.

Similar to Capitol Tower, the garage is being built first; tower portion later once a tenant signs on.
Twinsanity02
This is good news if it comes to fruition. I imagine the rents on the north side, where there is no high rise competition, will be higher than the south side where Hines may put up a high rise (unless she is a stunning beauty) . If this building and a potential Hines high rise occur these will be skyline enhancers. Good news indeed.

Sunstar
I can't tell if that curvilinear sheath (for lack of a better word) makes up the outer wall of the building or is a separate ornamental structure.

Twinsanity02
Hate to rain on the parade, but isn't the tower going up in the northern portion of the lot, or has something changed form the design? The big hole is in the southern portion.
cspwal
iirc, the plans are similar to the Capitol tower and 609 Main - one building that only half rises to the full height
Twinsanity02
If they succeed ( I hope) following the Capitol tower model ( garage then tower) will this be connected to the downtown tunnels? I imagine a selling point will be the park, restaurants, nearby apartments and lofts, and nearby Theater district. The ballpark and convention center are easy walking distance also.

It will be connected. The tunnel connection was recently litigated between this developer and Hines (owner of the Chronicle site). The two sides reached a settlement ensuring tunnel access.

rechlin
Actually the street is still open, at least during the day, but down to two lanes. Thick steel plates cover the excavation when the road is open so cars can still drive over it.

Twinsanity02
That is how read it also. H-Town Man
If they really think they're going to build the building, why not dig up the whole block and have more garage underground? I know underground parking is more expensive, but one would think if underground parking is economical for half of the block, it would be for the whole block as well. If there's one spot in Houston that I'd love to see a ton of underground parking, it's this block.
wxman
Well corporate relocations seem to be the thing these days with Shell moving out, BOA moving to Capitol Tower and United moving to 609 Main. Who else I wonder would consider moving into a brand new skyscraper with their namesake on the front? Gotta be somebody out there looking at these renderings with a raised eyebrow. It would be one of the more sexy buildings in Houston for sure.

Unfortunately, they pretty recently (9 years ago) moved into a new headquarters facility custom built for them (and part of a master plan that was said at the time to have been planned to handle their growth for 30 years). So that one does not seem at all likely. Waste Management seems to be scattered about in a number of different buildings (mostly downtown). They might be ripe for a consolidating move. Presumably so. You can see exposed utility lines that they have uncovered in that hole in the foundation wall. I presume that they will have to dig under those when it comes time to connect.
