Framework @ Block 10: Office Building At 10496 Old Katy Rd.

Have only seen a few brief pieces on potential redevelopment of this site at the Katy Freeway and the Beltway, however this is the first I've been able to find on something concrete.

It deals with the conversion of the former Great Indoors store into office space, with plans to add a new 15 story building.

So I was browsing on Google Earth (updated imagery from just two months ago!) and found that the former Great Indoors seems to have built a parking garage behind it. I didn't remember if there was a parking garage beforehand, and there wasn't. However, The Great Indoors is still empty (empty parking lot). What on earth would they build a parking garage for? Has a redevelopment plan been announced yet?

Being medical offices would this one have a better chance of making it given current events? Can existing office space get easily converted to medical use, or is it more economical to build it new?

Really?  It seems like there might be different data and electrical service and/or HVAC requirements, not to mention different load-bearing capacities if there might be medical equipment such as MRIs etc.

The bones of the building are the same but the finish is significantly different. Medical offices have much more extensive plumbing and wall divisions. They also have different developers and investors who specialize in them. Yes, this building has a much better chance than a general office proposal in Houston.

Hicks Ventures is planning a 200,000 sqft 6 story building off of i10 at 10496 Old Katy rd (next to Sams and across from City Centre). Project is expected to start construction later this year.

"Gensler designed the six-story project, and Hoar Construction is serving as the general contractor. StructureCraft is the primary engineer, and Transwestern is the leasing agent. Construction, which is expected to last about 18 months, will begin following the execution of the first lease."
