lockmat
I think he is asking about the rectangular greyish bldg. Which is between the pub and Benjis. There is an enclosed small parking lot on the front side. I will find out what it is. I work just a few streets over. I think it should be converted into the small grocery store they need in the village. It would be in the perfect spot with all of the residential within a few blocks. How convenient would that be to walk next door for your groceries. Yes, that's the one I was talking about
bobruss
I'll do a little research today and see what I can dig up. Ive been curious about it also.

houstontexasjack
Is it just me, or is this project going up rather slowly? It's not just you. The land has been clear for awhile now. I suppose Hanover has their hands full between 3400 Montrose, the Post Oak tower, the West U apartment complex, and this project (not mention the recently announced tower on Kirby). I wonder if their resources to pay for construction financing have been stretched and if this is starting to go over now that the Post Oak project is finishing up. Avossos
So this building really has zero ground floor retail?
bobruss
they really don't need any. Its all around them. This is the most walkable urban setting in all of Houston. I work around the corner and walk to lunch all of the time. All they need is a grocery store and a park and it would be easy to live there and not own a car. I think this is great project. Unlike downtown which has very little surface retail this area is all about ground floor retail.

It is so difficult with all the drivers and the lack of good sidewalks. I would remove the parking lots completely
KinkaidAlum
I am loving the look of this place so far and don't mind at all that there isn't ground floor retail. There's plenty of retail all over the place in the general vicinity. Also, I hope developers learn how to make a successful mixed use project. Projects that face and interact with the streets and sidewalks (Hanover Rice Village) are FAR superior to those that turn their back on public life and face inward (West Ave and Green Street). I love seeing Coppa, Punk's, Cyclone Anaya's, Cloud Ten, Fellini, and Zoe's Kitchen with bustling patio life embracing the sidewalk. It makes walking from my house to the Village so much more pleasant.
bobruss
KinkaidAlum, I agree wholeheartedly. We used to live in the neighborhood, and would walk to the Rice grocery store and Alfred's and the five & dime. Our kids loved that place. The Village is truly a great place. If it wasn't for the traffic it would be better, but I love the mix of residential, retail and bars and restaurants. Half price books is great! Build a park and grocery store. The owner of Benji's is also the heir to grocer supply and I keep meaning to ask him to consider opening a small grocery store like used to be in West U. j.M.H, I think it was called.
citykid09
I would like to see much of the Rice Village Area redeveloped like this. nice sidewalks, sidewalk cafes, store fronts and people walikg around. I think much of Rice Village can be upgraded by redoing the streets in a complete streets way and change all parking to parallel and parking garagres.
bobruss
That would be a great thing to do. They could build a Discovery Green type park above a parking area so they couldkill two birds with one stone. This area has so much potential. They need a really good master plan to correct some of those problems you allude to.
htownproud
I vote for not changing the village. It's the most walkable area in town. Why are we going to redevelop it?? And in terms of parks, one mile away is Herman park, connected by a walking path through a gorgeous university with great shade.

bobruss
One and a half floors?I thought it was going to be 12 floors. If you just count the actual living floors I think they are just now adding the 10th floor floor.I could be wrong but in the photo the first actual floor of living is where the yellow insulation starts. The ones below are the garage, I thought.I could be wrong. I'll check with the person who sends me the photos.
kbates2
Page 2 of this thread shows renderings of all sides and there are 12 floors of apparent equal size (I'm sure the first is probably a bit taller) coming out of the ground. I think they are halfway through the 11th floor.
bobruss
Actually from the person who sends me these images she said they have the forms up on the south side of the building for floor 12 now. They are beginning to pour the 12th floor now. So all thats left is the roof after this floor is done.

brijonmang
simply outstanding illustrations brijonmang!Yup, Bobruss feeds me a lot of the images going up of buildings around town. However, later today I will be uploading quite a few from a trip through downtown today. Bonus: I took the quad copter up from Discovery Green and have a video I'm going to upload. Lots of construction sites appear in the video.

Dakota79
This building can clearly be seen from Rice University. I was surprised how "fat" this building is in the skyline. Who you calling fat? Actually, driving over out hills (I mean overpasses) I'm shocked at howany of these buildings are popping up over the trees. The Hines building on San Felipe is noticeable from the TCJESTER railroad overpass.
