The Crossing At Tellfair Developments

I've been keeping my eye on the Rubicon Realty page, and it was recently updated with this nugget:

"Rubicon continues to work on the Phase IV development at The Crossing at Telfair. The recent execution of a ground Lease with Chuy's Mexican Restaurant has created a buzz in the market recognizing The Crossing at Telfair as one of the premier developments in the greater Houston area."

Chuy's was also discussed during a December meeting of Sugar Land's Planning & Zoning Commission. Sounds like a sticking point was a palapa roof and a neon sign.

Does anybody have any additional info on this? Does "execution of a ground lease" make it a done deal?

From the article: A number of new tenants are expected to open by the summer, including a Carl's Jr., Chuy's and Mattress Firm. A Courtyard by Marriott is also under development.

Perhaps similar to LaCenterra in Katy. 

I wonder how all this development is going to affect the old Imperial Sugar factory development?  Not that anything is happening anyway at the factory. I haven't noticed any work being done in the last year.

I like to think that this development, the area around the baseball stadium and the sugar factory will feed off each other. The intersection of Highway 6 and U.S. 90A is booming. Now, if they could just wall off the Nalco refinery ...

The Crossing at Telfair, at the southwest corner of Texas 6 and U.S. 90, features a new H-E-B superstore, a Hilton Garden Inn, Cheddar's, Bombay Pizza, Chuy’s and a growing roster of other retailers. Hampton Inn and Embassy Suites are two additional hospitality providers committed to The Crossing at Telfair soon to commence construction.

Texas-based Flix Brewhouse was created in 2011 with a goal to be best-in-class among popular-priced cinema-eatery concepts. The Sugar Land location will be the group’s second Texas location, complementing a newly opened unit in Des Moines, Iowa and another opening in Indianapolis this April. The Sugar Land Flix Brewhouse will be approximately 40,000 square feet, featuring eight auditoriums equipped with parabolic screens, state-of-the-industry digital audio and video including Dolby Atmos™ immersive sound, extra wide plush seating, and an innovative gliding tabletop console. An upper midscale hotel in Sugar Land is looking to bring more to the table than turndown service and a continental breakfast.

 

Houston-based The Avalon Group is developing a 122-room Hampton Inn & Suites by Hilton at the intersection of State Highway 6 and Highway 90 in Sugar Land. When the hotel delivers in October 2019, it'll offer 3,500 square feet of office space, a 3,000-square-foot ballroom and banquet space and an 800-square-foot full bar, Anil Verma told the Houston Business Journal.

 

Verma, president of The Avalon Group, said Sugar Land's growing population and economy will be able to support the hotel's unconventional amenities.

 

"Sugar Land is a very unique city, and it has demand for all of these features," Verma said. "None of the hotels have this."

 

While ballrooms and banquet spaces are common in upscale and luxury hotels, they're rarely seen in upper midscale hotels, such as a Hampton Inn & Suites, a Holiday Inn Express or a Fairfield Inn. Verma said the hotel's office space will likely be available for lease to non-guests, and a business center will be built for the hotel's guests.

 

Construction should start soon on the hotel, Verma said. The cost associated with the development and the architect and contractor weren't disclosed.
