1111 Travis/Block 256 Office Tower, Formerly Macy's

I have a really bad feeling that the thing is going to be a hole in the ground for a few years.

I was horrified when I read the paper today: I went there last summer (2011). :(

Since Macy's is closing because they lost their lease (according to the Mayor's office/Chron. article), it seems somewhat likely that redevelopment is planned sooner, rather than later. Likewise for the Americana/parking garage block. For-profit businesses do not typically force out rent-paying tenants for the purpose of creating a hole in the ground.

Hopefully, they have something exciting in the works. Is there any reason an office tower development could not have a department store at its base?

Like a Bloomingdale's? or is the old Sakowitz parking garage getting a retail renovation first?

Maybe I'm envisioning this wrong, but I'd hate to work in an office that I had to walk through a women's perfume department every day to get to my desk.

Seriously though, that would be cool, at least the first floor could be built out as retail, it wouldn't have to be a department store.

Not including HP, I wonder what the occupancy is for first floor retail space downtown?

I was thinking like a replacement Macy's. Bloomingdale would be amazing to get. I would LOVE to see Bloomingdale or Nordstrom take over the old Sakowtiz Building. Or, heck, even Macy's.

Lost landmarks

Houston landmarks that fell to the wrecking ball:

Metropolitan Theater, 1973: One of downtown's grand, 1920s-style movie houses, the Metropolitan had an Egyptian theme.  Turned into Houston Chronicle office space.

 

Milam Hotel, 1985: Site of the legendary 8F club.  Included Houston's remaining two historic movie palaces: the Majestic and the Loews State.

Shamrock Hotel, 1987: Oilman Glenn McCarthy's hotel brought Hollywood star power to the city, but financial problems proved insurmountable.

Fourth Ward, 1990s: Shotgun-style houses in this traditionally African-American neighborhood west of downtown yielded to upscale townhomes and apartments over a period of time.

 

Jefferson Davis Hospital II, 1999: Landmark art deco hospital, featured in a prominent shot in Urban Cowboy.

AstroWorld, 2005: Houstonians of a certain age still lament the demolition of this amusement park that operated off the South Loop for 37 years.

Prudential Building, 2012: Stylish 1950s-era office building featured curved walls paneled with tropical wood, copious amounts of Chiaro marble and an Olympic-size swimming pool.

haha 23 stories, completion expected December 2015, Hines will be throwing this one up too.  Kind of looks like an elliptical prism.

So, so far for downtown there is the Capital Tower (33 fl), this Macy's Tower (23 fl), 609 Main (42 fl), and that mystery tower (50 fl). Am I correct?

Great news for my view since it will be slightly taller than 1300 Main (~20 storeys) and shorter than 1000 Main (36 storeys). Hopefully it will have an interesting roof line.

First time I ever heard of a 23 story building needing two city blocks.  Bet there will be a skybridge too.  Not much hope that this will be anything but craptastic.

I'm not so sure. Hillcorp is not a huge company with a need tons of space, obviously, but they made a killing the last few years and have billions to spend. Between deep pockets and working with Hines, I bet we could see something cool. Maybe not something that impacts the skyline, but a cool building nonetheless. I'll take 25 stories of awesome over 50 stories of blah.

Any renderings? Where is everyone getting their info?

 

I know. But I won't say. In fact, I possess dozens of renderings of everything that is planned to go up in Houston within the next 10 years,  but I won't post them. They are for MY eyes only and select individuals much better than you or the other people who regularly visit this website.

 

Although I am not at liberty to show my vast reserve of renderings of future projects in Houston to you, you can at least take comfort that I have seen all the renderings and I am telling you that I have seen them.

Instead of a sky bridge isn't there an existing tunnel connecting the Foleys and Americana blocks?  I would think they would try to use that.

Unless there was something from the "Foley's Garage" in to the store itself, I don't recall the Americana block being tunnel connected.

 

I could certainly be wrong there.

Yes, there is a tunnel from the Foley's Garage into the store building, and the tunnel map shows a "tenant only" tunnel access from the Foley's garage to the Americana Building.

They'll either put a parking lot, a grassy field, or a 6 story apartment there - this is Houston. If they erect a 23 story building, it'll be a boring, banal box. Again, Houston.

If the chi in my name taught me anything - they will wish (apache) that they bought DT

Everything cycles and DT is already strong but I imagine will become hot office spot again

Chicago firms are pouring back downtown after years of suburban sprawl

In not trying to start a huge argument bc can't do anything ab it and these decisions in global campuses and new towers are made by a very small group I people CEOs ect. - whatever they want they get - not hating on energy cooridor - Sug town - or w land - it's all good man! But mark this mans words eventually DT will be the it spot for companies - and i love DT now BTW

Apache is building in Uptown. I wouldn't exactly consider that suburban sprawl.

Yup, got the same note last night, they are boarding up windows on the side that faces Macy's and asking to put people up in the hotel the night before they do it.
