freundb
As a relative newbie to a large metro area and these projects, what is the likelihood the other phases get built? I feel like we have many multi phase projects going where we are just sitting in the first phase. I can really only think of this and Regent Square as examples. bookey23
Without having any inside info, I'd say the odds of Phase 2 happening for East River is VERY high. They seem to have a ton of money pouring into that project and they've struck up a ton of positive press and already have several tenants. If I were to totally guess on whether other projects will proceed, I'd say Hanover Autry Park will proceed as planned, but PostHTX and Regent Square will pause until interest rates go down or the economy improves further.

Also, you have to wonder if more of the buildings planned will be built to own like the first phase. I'm sure it would just take a couple of additional commitments to spring some things forward. East River has a revised GP plat submission this week that tweaks the internal road network on the eastern side of the property, so there is still active long term planning for the entire development.

Popular Post ChannelTwoNews
https://www.bizjournals.com/houston/news/2023/03/21/suderman-young-hq-relocation.html "Houston-based Suderman & Young Towing Co. has leased 6,000 square feet of office space in East River’s Trail Head 1, which is also referred to as Building F. The building is situated next to a bayou-side greenspace, Midway said March 21." https://realtynewsreport.com/east-river-adding-art-to-the-mix/ "Houston-based RE: site Studio will be creating a permanent, signature element for a hub location between two greenspaces within the 150-acre project’s commercial, retail and dining spaces, and related connecting trails adjacent to Buffalo Bayou. As designed, the stretched-out rhombus of a sculpture celebrates the East End’s multicultural diversity — as well as its history and landscape, press materials indicate. More specifically, the recently commissioned piece will feature a tidy assemblage of custom, vertically bundled steel pipes that have been cut “artistically” on the diagonal to reveal colorfully painted interiors. Their patch-worked palate draws inspiration from African American and Louisiana Creole quilts and textiles and from Mexican palm baskets and deshilado embroidery (a form of drawn threadwork). Breaking down the sculpture’s components, the pipes’ raw exterior will be left to rust and weather — as a reference to the industrial heritage of the bayou-adjacent site. In addition, the bundled form of articulated surfaces mimics the rippling and interplay of Buffalo Bayou and the Gulf of Mexico, which have fueled Houston’s growth and its cultural cross-pollination."

I was talking to one of the founders of Concept Neighborhood the other day and he said that the main reason he can make (in his words) "cool s***" is the fact that they own a huge contiguous site. In Downtown, while the Skanska and (mostly hypothetical) MinuteMaid developments have multiblock scale, it's still gonna be the TIRZ that does the most.

Popular Post bookey23
This is a big roadblock to your vision for SE Downtown: I went through on HCAD and highlighted all of the parcels owned by Golconda Ventures, which is a subsidiary of Opicoil, Taiwan's national oil and gas company. Apparently they've owned most of these plots since 1990 and have been content to just sit on them as parking lots for the past 33 years. 10 1

Pretty sure at least two of those parcels (the ones north of Polk) were bought by Skanska and are part of their project (see the picture posted above; smaller parcel would be part of large hotel/residential building planned for the left most parcel in that picture). The larger parcel was originally reported as having been acquired by them, but they've posted no plans for it.
bookey23
I went through the HCAD Parcel Map yesterday to pull that info. Skansa owns pieces of both of those blocks, but they do not currently own the whole block. Also, the portion of the Caroline/Polk block that Skansa owns is teeny-tiny
