East River: Mixed-Use Development By Midway

I had bad dating experiences with women whose names began with an "L". It definitely has the looks that sell, but then, thinking of it, so did all the women I dated whose name started with "L". I don't think it has really been classified with a name, and there are certainly more debilitating phobias out there.

anyway, I'm sure this will be a fine residence for whoever can afford it!

Lick Honest Ice Creams is estimated to open in 2023, according to CultureMap:

"Lick has also announced a location in the East River development, but that store won't open until next year."

  • The title was changed to East River: KBR Site Purchased By Midway

Observations from phase 1 on the west end of the property.  The modular garage structure for The Laura Apartments is being assembled by a heavy crawler crane and a crane base is in place for Trail Head 1 (Building F), along the bayou frontage.  Lots of activity all along the southern half of Phase 1.  No indication yet, for what is planned along Clinton Blvd, that can be seen from the road.

Would be interesting to see the property by drone....

It's possible an all day cafe and coffee shop from New York City may lease (or has leased) a space at mixed-use development East River (100 Jensen Dr).

El Condor filed an entity last month hinting a Houston location may be on the way. In February, Eater New York reported the shop's owners  had their eye on Houston for future outposts. The following month, Daily Coffee News reported El Condor signed a lease for its forthcoming Houston shop.

El Condor opened its first cafe in New York's West Village earlier this year.

As for its Houston branch, El Condor could open at East River by the spring or summer of 2023, according to Daily Coffee News.

Additionally, Daily Coffee News reports: "Each of the El Condor locations will maintain the Palm Springs mid-century vibe with open kitchens and indoor/outdoor seating where possible, though each will be uniquely adapted to its locality."

So far, confirmed retail and other businesses slated for East River are:

• Broham (boutique grocer from Johny Rhodes)

• Lick Honest Ice Creams

• Urbn Dental

• The Astorian (event venue, may open under another name)

• East River 9 (golf course & driving range)

• Riverhouse (restaurant anchoring East River 9)

Speculative tenants for East River were briefly published last year in materials from Midway. A screenshot of those possible tenants are located in the posts below:

Here is an updated site plan for phase 1 of the East River mixed-use. Broham, Lick, and Urban Dental are shown (all were previously announced & discussed, but I don't recall seeing them listed on an updated site plan until this month, though it's possible I overlooked it). This is from East River's Loopnet, updated last week.

East River Retail Brochure (Jan. 2022)

An updated site plan for Midway's East River mixed-use development at 100 Jensen Dr.

The site plan is located in the retail guidebook that's linked on East River's homepage. An older retail guide is linked on the retail page on East River's website. It hasn't been updated to the one provided on the homepage.

According to the site plan, Tomi, a Houston-based jewelry retail, has leased a ground floor unit at the Laura.

The retail guide also includes an updated list of retail tenants. Tomi, Broham, Lick Honest Ice Creams, Urbn Dental, and The Astorian are listed.

There are also photos indicating a cafe and coffee shop. I'm assuming one or both are for El Condor. The NYC-based all day cafe and coffee shop recently leased a unit at East River. It will probably be included in the next updated retail guide.

A second crawler crane has been set up, more towards the center of the Phase one.  I figure that this crane will be used for the other/commercial parking structure.  It will be needed for all the other structures aside from the residents of The Laura.   Hindesky, you are probably correct about the bridge, although it seems a bit early for it.

Wow, this portion of Buffalo Bayou is soo pretty! It looks like a full blown river! I can bet most Houstonians will be mind blown when they see this project finish. I hope more dense projects take place along this side of Buffalo Bayou to give us our own "River Walk"

Sounds like the two "River Pavilions" / Restaurant spaces South of The Laura.

Not sure. The square footage of 10k and 20k don't match up with those pavilions.

Might be building A which was the Theater? If its Schaum/Shieh I'm expecting something really nice looking with a dash of quirky. They don't do a lot of buildings, but they are very heavy design oriented and tend to also lean on the theoretical/abstract.

That's an aerial photo from several years ago.  That long white building on the left was torn down in 2011 or 2012.  If I understand correctly, in most cases, Google utilizes a machine learning algorithm to attempt to reconstruct in 3D what it sees from the 2D aerial photos (sometimes combined with StreetView data, where available). In other words, these 3D models for this location were probably automatically generated by AI, not a human.  I'm not sure how often they update their graphics, but apparently not often enough.

Actually, the aerial photo is very recent (Note the construction of the Par3 Golf Course, Townhouses north of Clinton, East River construction lay-down areas).  Just the 3D models of the old warehouses on the site old.

@EaDo Louis largely correct here.  The aerial photo is recent, but the 3D models of buildings were mostly auto-generated (sometimes hand-generated, or maybe a combination of the two) based on an old aerial photo.  Google Earth defaults to showing the old 3D models even when you are viewing the current imagery.  Unfortunately Google has not made much effort to update the 3D models in recent years so they are getting increasingly mismatched from the aerial view.  Remember when Google Maps let you look at the imagery from 45 degree angles and rotate around to see from 4 different directions?  Those are the images used for these models, probably about a decade ago.
