Major development announcement for The Woodlands. New mixed-use plan is on the northern east shore of Lake Woodlands on Lake Woodlands Drive. The development will be across the street (Lake Front Circle) from The Woodlands United Methodist Church.

Sounds like the Hughes Corporation is cashing in, infrastructure be damned. Can we get timed lights in Town Center already? Widen Grogan's Mill?

Biznow has the scoop on Hughes Landing, or what it's calling Waterway Square 2.0.

It's going to be a 66-acre development on Lake Front Circle --

Construction launches in November with One Hughes Landing, an eight-story, 195k SF spec office building. It’ll deliver March 2014, and Paul says the rest of Phase 1 should hit the market a few months later. That includes a 175-key hotel, a 320-unit multifamily community, and 200k SF of retail.

At the end of the article it mentions that next on Howard Hughes agenda is developing 10 Waterway which will be 600k SF. Sound like a pretty substantial building. Does anyone know where this building will be located ? Or have any information about it ?

No it's not.

What's not? The second Anadarko Building is indeed 550,000 sq. ft. and will stand 32-stories. If this 600k sq. ft. building sits on a parking garage, it'll be even taller given a similar floor plate size. If it doesn't sit on the garage, it'll easy top 20 stories.

Why wouldn't they build this? Every building on the drawing boards in The Woodlands is or has been at 90% lease rate upwards of one year BEFORE construction ever broke ground. Anadarko's new 32-story building is their building soley and have the means to fill it. The other Waterway buildings are full and the current Waterway building under construction is 90% leased.

the south bank portion of waterway square is about to be developed. 10 waterway will be either directly west of mckesson as reported above, or on the south bank square. a bridge will be built connect the north and south sides of the square. the surface parking lot will be gone.

in addition. chicago bridge and iron's national headquarters are located in a spot immediately north of the hughes landing development (between hughes landing and research forest on the north east shore of lake woodlands). cb&i just purchased the shaw group or company for 3 billion, currently located in louisiana. one article mentioned that the remaining property in hughes landing is suitable for a "campus" type facility. coincidence?

http://www.thewoodlands-commercial.com/pdf/wwsq_brochure.pdf the woodlands commercial website has updated brochures for waterway square, hughes landing. it looks like there are two office buildings planned next to cb&i near hughes landing....not sure if they are directly connected to the hughes landing announcement.

waterway square surface parking looks as if it is intended to be a parking garage surrounded by retail. the office buildings, if this is correct, are the three buildings purposed west of mckesson on timberloch.

Capacity issues challenge hotels in The Woodlands

Domenick said ideally, there needs to be other hotels near the Waterway and Town Center to help with capacity issues. In fact, he said his company would like to build another hotel on the Waterway but added their are no firm plans underway..

“There are several sites close by but there is nothing that is close enough to satisfy that demand before all the new demand arrives,” he said.

Susan Vreeland-Wendt, director of marketing for The Woodlands Development Company, said the development company is aware of the growing demand.

“We are planning two hotel projects – a luxury hotel on The Woodlands Waterway and a boutique hotel at Hughes Landing on Lake Woodlands,” she said. “Both projects are planned for the near future.”

She added there are no further details for the hotels beyond that.

While Domenick said at least one hotel is planned near the ExxonMobil site and TWDC is looking to also develop two more hotels in The Woodlands, it takes at least three years to plan, design and build a full service hotel.

“(New hotels are) going to be a year of two late to the game,” Domenick said.

Layne Christensen moving headquarters from Kansas to Hughes Landing. How many billion dollar companies are now located in The Woodlands, I wonder.

The KC Paper's take is pretty straightforward on the move. I just felt like linking the article though since If there's anything that's universal, it's the usual stupidity of the comments section of articles on newspaper websites.

According to this the One Hughes has a lot of tenants looking at it and the next tower in the complex has significant preleasing and should be breaking ground pretty soon. Too bad they don't have any more details on its size or the retail, residential, and hospitality aspect of this project. Although off topic, I didn't realize the Exxon complex was up to 12,000 employees and 4 mil sq ft. Either it just keeps growing or the size is getting exaggerated.
