It's going to be a 66-acre development on Lake Front Circle -- Construction launches in November with One Hughes Landing, an eight-story, 195k SF spec office building. It’ll deliver March 2014, and Paul says the rest of Phase 1 should hit the market a few months later. That includes a 175-key hotel, a 320-unit multifamily community, and 200k SF of retail. If this 600k sq. ft. building sits on a parking garage, it'll be even taller given a similar floor plate size. If it doesn't sit on the garage, it'll easy top 20 stories. Every building on the drawing boards in The Woodlands is or has been at 90% lease rate upwards of one year BEFORE construction ever broke ground. Anadarko's new 32-story building is their building soley and have the means to fill it. The other Waterway buildings are full and the current Waterway building under construction is 90% leased. Too bad they don't have any more details on its size or the retail, residential, and hospitality aspect of this project. Although off topic, I didn't realize the Exxon complex was up to 12,000 employees and 4 mil sq ft. Either it just keeps growing or the size is getting exaggerated. Those low rise building are approx. 50k SF and 70k SF (1, 2, and 3 story) and a 4 level garage. Two Hughes Landing is 8 story (200,000 SF) with a 6 story garage.
