and since they are saying for now they are making it a "park"...i do see they have so far kept most of the existing trees on the lot...any renderings of the (temporary) park?

that rendering reminds me of a central park type hotel/atmosphere! man, i hope they keep that as a park in front of the hotel for a long time...i would love that!!!

Geez, if you want to simulate the beauty of a historical building DO NOT PUT BALCONIES ON THEM. I love historic buildings to death and of course I'd want more, but please do not put balconies on them!

There are a few very nice historic buildings with balconies, and it can totally be done well.

 

I think the real rule should don't put tacked-on looking balconies on...well, anything really.

My feeling is that if you CANNOT do an expert job making it look like an historic building (as is this case), or if don't have a really good reason TO make it look like a historic building (no precedent here), then don't do it at all.  This thing looks a bit ridiculous.   The cornices, the arches, the columns... Are those turrets?  Money could be spent on something better.

I wish they had that in EaDo. Train blares it's horn at 3am all the time and I'm over a half mile away. Some people are mere feet away.

i am really loving the big open park space in front of this...any NEW news on what they will be doing with this land? More landscaping? trees? etc?

wait...so this is taking over the huge empty grass/park like area in front of The James? i was hoping they would turn this into a true park like the new midtown park with music/event venue etc...oh well!

Half of the property will still be used as a park.

Hopefully this helps facilitate a proper pedestrian corridor from ROD to Highland Village.  That sidewalk over the railroad tracks is less than inviting....

i like the direction they went with this one... mostly brick with a modern/industrial feel. should be a good break from the rodeo drive/beverly hills feel of ROD and HV.

My friend at Camden says 20% pre-leased is a home run. 10% is goal. She's told me with so much new inventory coming on line recently that pre-leasing is really tough. Why wait 4 months on B when A is ready to move in right now and giving you a tv?

Because most people aren't crazy enough to spend almost $1,800 a month on a 550 sqft studio. This is Houston, you can find a two bedroom in a new wrap for under $2,000.

Aren't Park Place River Oaks, The Ivy and The James all different phases of the same development?   Not sure about Westheimer Oaks, but I don't see it being discussed in this thread...

That's correct, therefore the three will continue to be discussed here. Westheimer Oaks has its own thread.
