Maybe it's not as great as they say since they reveal that the property is only 45% leased as of now. Still, it does seem like a pretty good location.It reminds me of nw corner Weslayan & 59 b/c of the gas station on the corner. Are apartments the destiny of this location as well? Is this location really as unique as they claim it will be and truly the last site of it's kind to become available for years to come? If your talking about the buildings on the Northwest corner of that intersection, I disagree - I don't think they are hideous at all. I think the Bank / twin peaks / taco cabana are the real eye soars to the "entrance of Upper Kirby" If those go, and a high / mid rise replaces it, It would look very urban. I hope they renovate these buildings. PLEASE DONT TEAR THESE DOWN for God's sake - let us make improvement and not just redo over and over again. I really believe that in the next decade, Upper Kirby will have merged with Greenway Plaza, which will have merged with the Galleria. Then if Hines does develop the Southmore the museum area will get another hi rise. They just added another building to the cluster that has grown over the years around Richmond and Montrose, and sometime in the next 5-10 years the project on Westheimer and Montrose will pretty much fill it in. Also the 21 story Ziegler Cooper apartment building on West Dallas between Montrose and Waugh takes the Montrose slice all the way up to Allen parkway. I'd say that's pretty even infill. A quote from a book I'm reading (The BLDG BLOG book) "we've been too hypnotized by Dubai to ask real questions" A few pages later the author includes in the book and interview done with Peter Cook who was one of the founders of Archigram in the UK: "Well, I've been to Dubai once, a few months ago. I found it singularly uninteresting, actually. It was incredibly bland- even formalistically.""Buildings in Dubai tend to be one-liners. They might be interesting one-liners, but I think the really interesting stuff is always the hybrid." Houston development is way more organic than whats going on in those other places. It's based on real need and while it's not super flashy or on the covers of architecture magazines I think the trend towards urbanism for us will bare fruit later with more prized architecture. ---back on topic---- This is going to be way to valuable of a property to not redevelop it. It doesn't really effectively use the site and isn't a building that can be retrofitted for a new use other than office and the doesn't really add anything to the urban landscape.
