Cafe Express to Uptown Sushi...it was just happening all over the place! People were walking all over, spilled out the doorways and hanging out al-fresco.Was it just a post-Ike phenomenon or is it really typically that crowded on a Friday/Saturday evening at around 10:40 pm?The two times I've walked around Rodeo Drive on a Friday night at about the same time...it never gets that high energy. Maybe the layout of Uptown Park lends itself that way. Has Uptown Park become or been something of an entertainment hub? I've not been there lately so I don't know how much crowd you saw but being a Friday evening, on a week when many people didn't go to work and holed up by Ike, there's likely a surge (trying to get used to the word) in patronage. That was a great idea to put Uptown Park there because it's always vibrant and really adds to the upscale feel of the Galleria area. swtsig Posted September 24, 2008 Share Posted September 24, 2008 UP has never had a problem attracting the crowds, especially thurs-sat night. tasting room, cafe express, champs, uptown sushi, mccormick and schmicks, arturos (was there last night) et al always bring healthy crowds. but if it's seemed unusually crowded since ike, remember that practically all of tanglewood was w/o power until 8 last night , and UP has always been popular with the tanglewood crowd. Its great that the area is densifying but i wish some of the other more mundane shopping centers along Post Oak would be redeveloped first before Uptown Park. Especially the two huge shopping centers across from each other on Westheimer and Post Oak, and the one across the street from BLVD Place. Â The tower at the end was really interesting to me too. Â It would fit in with the current UP towers but doesn't look like a one-off. HFF is just marketing the site to a developer, who I would think has the right to decide on the design. The video also implies something other than a residential tower could be an option. Swamplot also left out the brochure link, I guess because the video explained most of what it had to say. Except the one thing the video leaves out that I think is most important and exciting is that their plan is to turn the rest of UP into a high-density development. The lack of parking is a pain. Except for Selfridges and Harrods in London, which are stand alone buildings with a single store in them. I like that they're splitting the property down the middle and creating some pretty good density, though. Hopefully, they make it cozier than these initial plans, though. Some of those renderings looked bulky and uninviting. They've been marketing this for a while. The first video we found said it would be available in 9 months and this one said 18. Multifamily development is pushing land prices so high inside the Loop, single-floor retail is no longer the highest and best use, no matter the success of the project. Even Uptown Park is considering a redevelopment (perhaps underground parking?), and Jason wouldn't be surprised to see the center at Westheimer and Post Oakrepositioned vertically with higher density. (Grandma never stops telling you to have better posture, even when you're a building.) Opportunity alert: Sites that size at such a killer intersection are rare. The changes will come over the next seven to 10 years and include luxury residential, office, hospitality and additional retail space, according to property owner AmREIT, a Houston-based real estate investment trust that has owned the 17-acre complex for about a decade. In a Wednesday morning earnings call, the developer said it is negotiations with a national developer to build the first tower at the site — a luxury residential building — that would sit atop 20,000 square feet of retail space. It will be developed where the stores Baker, Pelucha Decor and Bella Rinova are now. The deal would be structured as a 99-year ground lease to the developer.
