Construction Progress on 3009 Post Oak Building in Uptown Houston

It looks like they were working on the 17th floor when I counted on Monday night.

After the eighth floor, it appears the floors are taller. I presume that is the end of the parking and the start of the actual office floors.

3009 + the two residential buildings from this weekend. Taken from the Best Buy... which just 'reopened' (though candidly it never closed). It does look better than the dungeon it was before.

They are halfway through the next floor, and if I remember my count from earlier tonight and am getting the number of floors right, there should be one more on top of it then they've hit the top.

Although they haven't appeared to have started the extension for the parking garage yet.

Drove by again today and checked my count. They are just finishing up the 12th (and final) office floor (the floors with the notches in the side). Just need to stick the roof on the think and the main tower is at height.

Still no evidence that they've started on the parking structure, though.

Not a huge addition to the Uptown skyline (as seen from Montrose) but at least it's something...

From a few minutes ago. A lot of glass has gone up. I'm really liking the facade so far:

It's reached its full height, they look to just be installing the mechanical floor at the top.

It reached its full height a good two weeks ago. Not sure what took them so long to have the official topping out. The glass has been going up REALLY fast. At the current rate, I'd say the entire structure will be covered before the end of next month.

They still don't seem to have started construction on the garage extension, though.

From what I understand that garage extension is going to be precast, so they are probably waiting until the last possible moment to build it. Once the garage goes up the site will be completely full.

Does anyone have some construction update shots? The curtainwall should be done soon right?

I'll try to go down this weekend and get a few shots. As of now the curtainwall is almost finished and still going up rapidly (I drive by every day and there is definite visible progress each time). The garage still hasn't been started yet.

I had said they hadn't started it yet. And they haven't. The bottom of the current tower is part of the parking, yes, but around the outside, in the picture that HOUSTONIAN (N-ATL) posted, there is an additional garage structure. That doesn't appear to have been started yet.

Oh, ok, my bad. I didn't mean any harm. I just supposed it was misspeak when I saw the garage. I guess they are building just enough for their first tenant to be able to move in?

Someone mentioned earlier that the garage section is pre-fab and will just be thrown up in a matter of weeks. I don't think anyone can move in before it's up, as the garage section that is currently built has no slopes connecting the levels. It'd be kinda bold of them to assuming that we'll have hover cars within 5 months. ;)

Parking garage is about 1/3 done.  It's full height on the south side.  Visible to the bottom left of the building below.  Taken early this morning.

The garage is almost completely finished along the freeway side, meaning it's about 2/3 finished overall. They've also got all but a few floors left to fill in the small gap in the glass that was left by the construction elevator:

Cool. I'll try to take a photo from my roof in Montrose to show the impact it makes on the Uptown skyline. It's not that big of a deal but I'd like to see it now that the structure is pretty much complete.

underwhelming but I do like it more than BBVA.

 

sad that something like this (glass box) will likely replace the Houston Club Bldg.

The CBD and Galleria are very different markets with very different rental rates.  Anything that gets built in the CBD will not be influenced by the glass boxes going up in the energy corridor or Galleria.

I think you missed my point. Skanska developed this project and they own the Houston Club Bldg and have been removing tenants to prepare to demolish the structure. I PRAY that downtown will get something better than a stubby glass box with a large garage.

Good news: I just drove by and they appear to be painting the garage a blue-grey color that matches well with the glass. It certainly looks a LOT better than the concrete. Didn't have time to get my phone out and get a picture.

So has anyone seen a press release announcing more than just a single tenant?  I would think at this point that they have to be getting a little nervous at the lack of leasing.  Of course they could have 5 deals in the works, but given the progress of the building, I would have expected more tenant updates.

I know it's still getting a paint job, but I've gotta say that garage is really ugly. Too bad it will be the most prominent feature most people will see. I guess there aren't many ways to dress up seven stories of concrete that look like a sloping gash in the side of a building, but perhaps some more trees would eventually help.

Some garages are built into the building so it looks like it's actually part of the building.  I wish they had done that here.

If they had built this in Sweden, I imagine they would have designed it differently.  However, they are investing in Houston, so they planned things according to what they think will be most profitable in this market.  <sigh>

Got to agree here. Not that we never get anything good, but it's just good. It's a shame we don't have at least one leader in the community like of old. Someone with enough clout that might push for greatness like this city once did. Don't get me wrong, I love Houston! I just think that there are some big oppurtunities being missed during this boom.
