zookes
Hi all, We are new to Houston and this country as well. We are first time home buyers planning to buy a townhome soon. We love the Hermann Park area and like these set of townhomes called "Mews by Park" . They are on EWING street, one street south of Binz and about a couple of blocks from Hermann Park. They are also a couple of Blocks from Almeda. They were built in 2000 and have already appreciated around 25%-30% in value. Anyone has any any experience there? They are right next to a Houston Public Housing Apartment Complex. Our realtor has advised that this might affect the resale value of the townhome (we plan to sell in about 5 years). Do you think this is true? Otherwise the location is great (in my view). Also what other areas you suggest for buying a townhome (inside the loop). We like quiet residential type areas that are child friendly (we are expecting one soon!). Budget is $250k-$275k. Thanks for your help.

rps324
That area is transitioning fast. On the up side, even if the economy doesn't give us much appreciation over the next 5 years, you should still gain some value from the area continuing to gentrify. Assuming it continues to do so. On the down side, I think the biggest obstacle you may face is a potential saturation in the townhome market. We are already seeing some of that now. There will probably still be people building new product in there 5 years from now. So when your townhome, with several year old everything, goes up for sale and competes against brand new ones, well you see the problem. You might consider single family as well, but that is a personal lifestyle decision.
museum chick
You can still find older townhomes in this price range. Try HAR.com and search for zip code 77006. Good luck and welcome to Houston.
D.J.
Hello. We've noticed two more units for sale and are somewhat interested. It's a great location, but it makes us nervous that three sold over the summer and it's next to the Houston Housing Authority's Ewing Apartments housing project. Anyone have any personal experience with this area? Also, does anybody know what may go up down the street at the corner blocks of Hermann Dr. and Jackson? Thanks. MidtownCoog
Hermann Dr. and Jackson is just about as quiet as you can get.At least it was last year.
