Garage Door Opener Maintenance

Ours is 5 years old now and works fine, but looking at it I notice that some areas of the chain appear more dry than others. I want to get up there and grease it, I assume this is a good idea. Is there a certain type of grease I need?

Is there any other regular maintenance to garage doors that I should be doing?

Any easy activities that can be done to keep it from breaking are worth my time for sure.

Grease the wheels that glide in the track as well.

Inspect the spring that holds the weight of the door for any damage.

From time to time, you may need to adjust the "reverse" sensitivity so that the door reverses when it his an object. There is generally a screw on the unit that allows you to adjust this. Just use a cardboard box as a test mule. It should slightly bend the box, but not flatten it.
