Montrose1100
I'll never understand the vision to make Dallas St the "Retail" street Downtown when we've got plenty of actual retail spots & streets Downtown. Understand we need garages and entrances/exits, loading docks, garbage entrances, but a true retail street shouldn't have these obstructions and should be put in as an ordinance. Greenstreet was doomed from the beginning and perhaps too much of a head start. Downtown can really become a retail destination, especially with the East side and Midtown exploding with apartments & town houses. Likely another 20 years before that happens.

Yeah I think Greenstreet was just a bit ahead of the curve, doesn't mean it still can't work. The shell is still good. I like that Dallas St was picked because it forces the cities vision further south. And as more stuff opens up on that end, we'll see the need for more retail. There are still about 4 lots I would like to see turned in to residential on that side of downtown. Trebly Park is basically going to become "Discovery Green south" in time so maybe we'll see more than just the standard midrise. It won't have the same affect but I can still see developers building around it. 1 hour ago, mattyt36 said: Trebly Park somehow helping GreenStreet seems quite the reach to me. There seems to be an underlying thought that any new park will produce the effects of Discovery Green, but when you're talking about a park that takes up 3/4 of a parking lot, I think you'll be lucky if it has even the ho-hum effects of either of the Midtown parks. (Although, admittedly, La Calle has seemed to help Bagby Park, but I'm not sure how much you can attribute that to the park and restaurant versus the nightlife resurgence in the Gray/Dallas corridor.) For sure it's not going to have the same impact. I'm just saying that it will draw attention and events. And the return on that is more foot traffic for that side. And we've seen it before, things could expand and change just because of this little park. It's a small investment that has a ripple effect. THE FIRST THING YOU SHOULD KNOW ABOUT TREBLY PARK? “We want it to be the heart of the neighborhood,” says Angie Bertinot, the Downtown District Director of Marketing and Communications. “We do see it as a catalyst project that will hopefully encourage even more development.” Edited March 23, 2022 by j_cuevas713

j_cuevas713
I wonder if they did more events like this similar to how POST has, if it would help build some momentum. I think they need to renovate the entire complex with a much more modern look. i.e. Montrose Collective

X.R.
I've been to the Denver location, pretty much the ideal sports bar for cities with multiple teams/strong sports town since their main offering is that they can get any game on any channel. Denver was a lot of people who were baseball/football fans but didn't go to the game, and alot of non-Denver fans looking for their teams' games. And the numerous TVs help them have a bunch of different games on at different times, including the EPL. I know Greenstreet has its issues, but I think this is a positive sign both for the development and for downtown regarding the strength of the demand for such an experience. Can't help but think this is them thinking "we want to get as close to Toyota Center/Juice Box to capture that audience." Kind of smart since they get to establish the brand before whatever Crane and Co have in store for the area around Minute Maid.

Tumbleweed_Tx
I give it a year, two if they have really deep pockets. The other bars and restaurants are dependent upon activities at the "stupid place" in that complex, which are few and far between now that they have lost their minds. Popular Post X.R.
Tom's did a soft, soft opening on Saturday night as said by their bar manager. Went there after the Rockets game. You don't know how nice it is to be able to walk three streets and find a place to hang out with TV's facing the street and people sitting on the patio with generally good vibes. Food was fine, typical bar fare, burger was good, etc. Good/great drink specials. The bar facing the street/patio has a great view. They will be announcing this later, but they are going to be in partnership with the Rockets and will have the official pre-game location. Wish Crane and Co would hurry with the minute maid bars, the ability to make money is so clear. It was a clear funnel from Toyota Center to the bar, and about 30 mins after the game there were tons of people from the game there checking college football games, talking, etc. 10
