Timbergrove Station: Multifamily At 2717 Minimax Dr.

Does anyone know what the plans are for the large piece of land just inside the west loop across from Northwest Mall? It is bordered on the north by Minimax St and the southern edge is just north of the 610/Hempstead Hwy intersection. The previous warehouse/commercial structure was torn down in 2006. It is currently owned by Fleming Loop Partners according to HCAD.

This used to be MetroNexus, a large data center that never went anywhere. Jenard Gross bought it a few years back and intended to develop apartments on the site. I want to say that this was under contract to Trammell Crow Residential, but that they killed the deal (along with many others) earlier this year when they started having financial troubles. According to the HCAD entry, Gross still owns the site.

I think these apartments are going in directly west of the townhome site. There is a stormwater prevention sign titled "Alliance MF" or something of the like right about where the western property line of those townhomes are going in...there was definitely clearing happening---but yeah, the photo mostly shows the townhome infrastructure now that I look at a map.

Phoenix-based Alliance Residential is planning a new apartment project just inside the 610 Loop close to Northwest Mall.

The developer filed building permits with the city of Houston for $28.8 million for a project named Broadstone Minimax at 2717 Minimax, north of Memorial Park. Northwest Mall was chosen as the preferred site for Houston’s station for the proposed high-speed Texas bullet train.

Managing director Cyrus Bahrami and Luke Phillippi, development director, will oversee the project, Bahrami wrote in an email. He didn’t provide additional details on the project or construction timeline.
