skooljunkie
I see some light blue retail on the ground floor of the north-easternmost building. I do like how it all connects to the street grid. New signals better be added as density increases around here or traffic is going to be a monster. I believe street reconstruction begins sometime in the next 6-12 months on all those neighborhood streets connecting to the north.

Visitor
Thanks @skooljunkie I'll have to check out that site. I've long been curious if there is data on when streets were completely repaved last in Houston. I assume not?

They've been posting more updates than they have since news broke of this project. An updated rendering was upload showing signage for The Roastery, the all day cafe partnered with H-E-B, and the signage for the residential apartments St. Andrie. Both of these have been known for over a year, but neither of these were in the other renderings of the phase 1.https://www.facebook.com/buffaloheightsdistrict/photos/a.804013336428640/1309922669171035 There were also renderings of a unit at St Andrie uploaded, but they're the same that's in the gallery on St Andrie's website (link of the gallery was shared last year in the above posts) But there is this update that seem like this is staying on track to open in late 2019 as posted to St. Andrie's website last fall:Keep your eyes and ears open! We're close to announcing the kickoff for pre-leasing at St. Andrie.https://www.facebook.com/buffaloheightsdistrict/posts/1309964969166805 Updated the Map with the address, official building name, and added MaRS Studios to "Architect:". So are they going to be naming all of their buildings after saints? That would be fun.

As HEB marches its way towards Downtown, it stops at 100 Waugh. Encompassing a great urban grocer concept, and a key location inside inner loop Houston. I would say this development might foreshadow what an HEB in Downtown is going to look like, well at-least the apartments on top of a grocery store concept. Feel like HEB might be planning something in the core 🤔

Visitor
Excited the HEB is open, but I'm more anxious to hear about phase II and the larger plan for both the remaining Archstone apartments and the area between HEB and Gordy & Sons. On the Buffalo Heights site they reference "Outdoor enthusiasts, anglers, and explorers will love trekking through the incredible adventure gear and outerwear at ultra-luxe, Gordy & Sons Outfitters" At this point Gordy & Sons IS a trek from HEB, hoping the goal is to fully redevelop the block(s) between Waugh and Yale.

Feels a little bit more like a Whole Foods in there with all the signage and everything inside. My only problem is that it is incredibly cold in there. Like, you can tell everyone is freezing in there and all the employees wear jackets. They need to turn it up just a tad bit in there.

There are cops directing and restricting certain turns in the afternoons. I just wonder how long that will continue. Raymond St. at S. Pros: Extremely low interest rates, government wants this kind of investment to continue so the economy doesn’t tank, by the time this finishes construction the virus (hopefully) will be gone. Cons: Extremely high risk, we don’t know what the hell is going on, retailers, corporations, and buyers have stopped investment. personally, I would invest, but I only got $1,000 dollars to 😂
Angostura
Commercial MBS markets are completely frozen. Commercial leaseholders will struggle to make lease payments, which means property owners and developers will struggle to make loan payments, which impairs the associated commercial MBS assets. For the most part, banks and other holders have foregone margin calls, and Fed is backstopping, but don't hold your breath for new funding.
