Maybe. I thought the rendering of the pool above looked dated, also not very grand or luxurious as this entire mixed use is supposed to be. We shall see if Fertitta's vision is as opulent  in the finished product as he's made it out to be in interviews.

It has a classic cabana pool set up but it looks very cluttered and small.

Wow. Good investigating. I would not be surprised to see these restaurants land in existing and future projects of Tilman's.

 

I have high hopes that the finished look for all of his restaurants here will be nice.

 

Landry's stepped their game up with Grotto Downtown. The look of other higher-end restaurants of theirs in town leaves much to be desired.

I call BS on the views in that rendering. There is no "tower" that looks like that to the left in the photo. Based on the current layout and the layout shown in the original floor plan, the pool will be at ground level on the backside. That will be pretty lame because it backs up to the street between the new tower and a five story wrap. Has the vibes of a pool at a Days Inn.

I cant believe he hasn't purchased the corner of Post Oak and the feeder road and developed that...(just north of his development)

that empty bank building/lot is such an eyesore and to know that everyone has to pass that to get to his place...well you would think that would be something he would take on...

any news on that corner regarding any plans/projects, etc? Even if they just took down the building and landscaped the lot would be a huge improvement...(now all of a sudden i am second guessing myself haha....there is still a building there right? haha!)

The direct corner is an ugly concrete/laydown lot. There is an old structure adjacent to it too.

Cranes everywhere! It's a smaller city, so maybe I observed more cranes and development. Those new condos/apartments all have their own unique, and bright style.  There's so many luxury apartments!

 

Russell Investments Center is so nice! The tower caught my eye while I was riding on the freeway. Google has a project in the CBD? I passed by the site and there was two or three cranes.

Edit: Off topic wise, I do like the peacefulness compared to Texas. The PNW is awesome!

Yeah the amount of growth that Seattle is having is insane! I guess that happens when you have the two richest men in the world living in one city, with enormous amounts of high paying jobs

That's bizarre. Why so much wasted space?

 

To clarify, a surface lot in and of itself is wasted space, but this one looks oddly inefficient. What's with the huge drive lane on the left, or the weird slip lane at the top? Was this even designed, or did they just start painting without measuring anything first?

After years of anticipation, Houston billionaire Tilman Fertitta's The Post Oak Hotel in the Uptown area has finally made its debut.

 

The more than $300 million, 38-story hotel is officially open at 1600 West Loop South, according to a March 12 press release.

I went to Craft F&B yesterday. They had 24 beers on tap and a list of cocktails. Good prices on the drinks. The food is well priced as well for this type of restaurant. $12 burger and the brick oven pizza is a little more. But you get a good size pizza for the price. I really liked the place and will be making many more trips. I walked the rest of the hotel lobby and conference area. It is extremely well designed with a ton of white marble. It is one of the nicest if not the nicest building I have checked out in Houston. The French place isn't really for me but had some nice looking pastries and coffee. The high end cocktail bar was nice as well. Props to Tillman for putting together a very nice and cohesive structure.

walked to this development last night with a buddy and the place was quite a buzz! all the restaurants and bars had a good amount of people and even some were enjoying coffees and desserts at the patisserie...and man they have some amazing cars for sale parked outside the dealership...all in all its good to see this place busy and making uptown even nicer!

Houston billionaire and Rockets owner Tilman Fertitta’s new $400 million mixed-use tower in the Uptown area has had dozens of liens filed against it by unpaid contractors.

In total, the outstanding liens as of July 2 add up to more than $30.5 million, according to documents obtained by the Houston Business Journal that were filed with the Harris County Clerk’s office.

 

The tower, dubbed The Post Oak, includes high-end hotel, office, residential and retail space. It broke ground at 1600 West Loop South in 2015 and opened in March. Originally expected to cost around $350 million, that figure is now at $400 million, according to Jeff Cantwell, chief development officer and executive vice president for Landry’s Inc., which is owned by Fertitta.

The largest outstanding lien as of July 2 was filed by Houston-based Tellepsen Builders Inc., which was the general contractor for the core and shell of the project. Tellepsen’s lien, which was first filed in January and amended in June, claims the company is owed $19.89 million. Tellepsen issued the following statement to the Houston Business Journal through a spokesman:

 

“Tellepsen and our unpaid subcontractors are local, family-owned businesses that care about our projects, our people, and our community. It is unfortunate that negotiations to pay us for our work have failed. Despite the fact that the luxury hotel has been open since March 2018, the owner, Landry’s, has failed to pay us and several of our longtime subcontractor partners in a timely manner. Tellepsen has wonderful clients we have worked with through four generations of our family, but this was the first time we have worked with Landry’s. We expect that we can work this out fairly and swiftly.”

 

Cantwell with Landry’s said the liens filed against the building represent less than 10 percent of the job, and the company is still conducting audits and going through the close-out process.

Tellepsen estimates that during peak construction time, there were about 720 construction workers on the project associated with the general contractor.

The Texas Constitution and Texas Property Code give mechanics, artisans and materialmen the right to claim an interest, or lien, in the property they worked on for the value of the labor or material that remains unpaid. Liens must be filed in the county of the project.

 

The second-largest outstanding amount in liens filed against 1600 West Loop South as of July 2 totals around $3 million owed to Houston-based Trio Electric Ltd., which recently finished the 40-story Market Square Tower in downtown Houston and the 30-story headquarters for BHP Billiton on Post Oak Boulevard. This was also the company's first time working with Landry's, according to a statement sent to the HBJ.

 

"It is unfortunate TRIO Electric has had to file a lien against Landry's for work completed on the Post Oak Tower. TRIO has paid its employees, suppliers and subcontractors for their work and is disappointed to end such a beautiful project this way. Since starting business in 1983, TRIO (formerly Pollock Electric) has not had a non-payment issue like this one," Trio Electric said in a statement through a spokesman.

 

Due to time periods and complex issues associated with the Texas lien laws, sometimes liens are filed prematurely, according to Letitia Barker, president of Dallas-based Haley-Greer Inc., a curtain wall glass and glazing company that filed a lien against 1600 West Loop South June 1 claiming more than $1.6 million in unpaid bills.

"We don’t have any expectations of not being paid; we just did that to preserve our rights," Barker told the HBJ.
