That project task on the Site Notice says they are moving utility poles and relocating McCue. That would only happen if this was moving forward. This is the early works stuff they have to get out of the way. I don't see how that takes five months but glad to see movement.

I imagine they allow themselves some considerable cushion and don't really plan for it to take 5 months (and we're already 2 weeks + into the time period).  I presume they will move McCue to the western end of the property?

Yeah that time frame is an estimate and doesn't mean much if you end early. They have to allow time for restoration as well if they don't just pave it all or move to the next phase right away.

I actually feel the opposite.  Part of the charm of Transco (will NEVER call it Williams) was that it stood out like a lighthouse.  In a way, it's why the Burj Khalifa looks so impressive in how it dominates the area with everything else looking up towards it.

Yes--and I've seen the argument (and parroted on here) that it was the fullest flowering of Frank Lloyd Wright's idea of a single huge tower dominating a deserted plain. 

Now I don't mind a large tower going beside it--but if it gains something, it also will lose something.

I find it peculiar that you seem to be willing to die on a hill over calling it Transco (when it's been known as Williams since the last millennium), but then you talk about Burj Khalifa without even mentioning its original name, Burj Dubai.

For the laymen around here (me), by curtain wall, are you referring to the below-ground walls that are put up once the foundation has been excavated, or is that something else?

^^^ @decks05 props for your contribution.  however, is it at all possible, to present to the forum a FINAL RENDERING/CONCEPT... of just what this MCNAIR development will look like?  we really have not witnessed anything FINAL thus far.  at least i do not think we have.  should you be permitted, THANK YOU in advance!

The Burj's name was changed before it even opened. Transco was Transco for some time, and, IMO, "Transco Tower" is more interesting sounding than "Williams Tower."

No. This is just street and drainage work. It is most likely being done in preparation of the the tower. Others said bids are currently going out for the tower. This type of work was done for The Post Oak before it was built. I bet this one breaks ground first half of next year, assuming the bids are selected this year.

Looks like they are doing the prep work for the tower(s) which is a great step in the right direction.

 

I know we can look at oil prices or the pandemic and ask why are these buildings going up, but if we look at perceived risk in the markets and the volatility of equities, it kind of makes sense for people to pour money into real estate in relatively hot areas (I would argue Uptown is scorching hot in terms of development). Don't trust the market to keep millions on millions invested in it for multiple years? Need a place to stash money to escape capital gains/estate tax? Hello real estate and real estate development! 😂

If you are native to Houston you have witnessed the cyclical nature of the oil industry and its impact on all things Houston, including real estate of course, going back many years. I still remember trying to get my career as an accountant off the ground in the mid 80’s when the local unemployment rate was 12%. Almost had to leave the city to find a job but got lucky at the last minute. And there have been several downturns (including this one) ever since. And without exception, everyone of those downturns was an opportunity to buy into Houston’s economy at a discount and reap big rewards later on. I don’t see why this downturn would be any different...

The ones in the picture are pre-cast. They are sealed together and buried after the storm lines are tied in.

With all that is happening on Post Oak Blvd and Uptown i am sure more and more will be added to this area...but for now we have A.D. Players at The George Theater 

but in a weird way you could say The Galleria is a cultural attraction too i guess! haha
